We refer to this sale as Tax Deed sales.\u00a0<\/p>\n<p><strong><em>The story begins<\/em><\/strong> when the Tax Collector\u2019s office sells a Tax Certificate to pay off the <strong>delinquent real-estate taxes<\/strong>. If those taxes due <strong>remain unpaid for 2 years<\/strong>, the Tax Certificate holder can <strong>force a sale of the property.<\/strong> This is where the Clerk is called upon to hold the Tax Deed sale.\u00a0The Tax Deed group in the Recording Department conducts Tax Deed sales via in-person public auctions. Auctions are duly noticed on <a href=\"https:\/\/notices.collierclerk.com\/\">Notices.CollierClerk.com<\/a>.\u00a0\u00a0Auctions are periodically held on Mondays in the Courthouse Annex, 1<sup>st<\/sup> floor multi-purpose room at the Collier County Government Complex located at 3315\u00a0Tamiami Trail East, Naples FL 34112.\u00a0<\/p>\n<p><iframe loading=\"lazy\" title=\"YouTube video player\" src=\"https:\/\/www.youtube.com\/embed\/QK6WhLMn6-A\" width=\"560\" height=\"315\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>The Clerk\u2019s sole responsibility is the sale of the property based on information that the Tax Collector provides to the Clerk. The bidder is responsible for researching the property <strong>prior to the sale<\/strong> for possible liens.\u00a0The Clerk does not guarantee clear and marketable title to the property. \u201c<strong><em>Caveat Emptor\/Buyer Beware.<\/em><\/strong>\u201d Property is sold \u201cas-is\u201d. Florida Statute prohibits the Clerk\u2019s Office from providing legal advice and\/or opinions concerning the real estate properties sold at auction. At the time of the sale, the successful bidder must provide a non-refundable deposit of 5% of the bid price or $200, whichever is greater.
