Executive Summary
Recommendation to approve a one-year Lease Extension Agreement with Beraca Baptist Church, Inc., on behalf of the
Community and Human Services Division for the Senior Nutrition Program in Immokalee. (Human Services Grant Fund
1837)
OBJECTIVE: To obtain approval and execution of a Lease Extension Agreement to continue leasing space in
Immokalee for the Senior Nutrition Program administered by the Community and Human Services Division, supporting
the County's Strategic Plan by promoting access to health and human services.
CONSIDERATIONS: The Senior Nutrition Program has operated in Collier County for over thirty years to serve the
needs of low-income seniors by providing nutritious meals and related services. These programs are funded annually by
the Older Americans Act Program Title III (OAA Title III-Cl). Funds from this grant are received by Collier County
through the Area Agency on Aging of Southwest Florida, Inc., and support operational expenses for the County's
congregate meal sites, including the site located in Immokalee.
On January 1, 2008, the Community and Human Services Division established the Immokalee congregate meal site at its
current leased location. Because there were no County-owned buildings in the Immokalee area that could accommodate
the program, a Lease Agreement was presented to and approved by the Board of County Commissioners on April 22,
2008, under item #16.D.4, to lease approximately 3,000 square feet at 907 Robetts Avenue in Immokalee. At that time,
the property was owned by Goodwill Industries of Southwest Florida, Inc. The property was conveyed to Beraca Baptist
Church, Inc. in 2021, and the County has continued occupancy under revised lease terms since that time.
On February 7, 2025, the Lessor, through legal counsel, provided written notice of its intent not to renew the existing
lease, establishing a termination date of August 1, 2025. In recognition of the limited availability of suitable facilities in
the Immokalee area, the Lessor granted an initial extension through November 30, 2025. Staff subsequently negotiated a
one-year Lease Extension Agreement with the Lessor to allow continued occupancy past November 30, 2025, and the
County continued to pay rent.
The Lease Extension will be effective as of the date of Board approval and maintains the current rental terms except for
the additional monthly fee for enhanced janitorial services. Monthly rent is Two Thousand Five Hundred Dollars
($2,500.00), plus Three Hundred Dollars ($300.00) per month for water/sewer and electrical expenses, and Three
Hundred Dollars ($300.00) per month for enhanced janitorial services. At the request of the Community and Human
Services Division, the janitorial services were increased to provide more frequent cleaning in support of continued
occupancy and ongoing program operations at the site.
Supporting the County's Strategic Plan by promoting access to health and human services.
FISCAL IMPACT: The monthly rent of Two Thousand Five Hundred Dollars ($2,500.00), the monthly water/sewer
and electrical expense of Three Hundred Dollars ($300.00), and the additional monthly janitorial services fee of Three
Hundred Dollars ($300.00) are available in Human Services Grant Fund (1837), Project (33964).
GROWTH MANAGEMENT IMPACT: There is no growth management impact.
LEGAL CONSIDERATIONS: This item is approved as to form and legality and requires majority vote for approval. -
