To amend the Zoning Regulations applica~e to ~he Immokalee Area Planning District by adding Section 11.2.1 I-SF-1A Single-Family Residential District to the Official Zoning Regulations described as Exhibit "B" an Ordinance No. 74-15 is amended as hereinbelow described: (SEE ATTACHED) SECTION TWO: This ordinance shall become effective upon notice of reqeipt that has been filed with the Secretary of the State. DISTRICT PURPOSE: The provisions of this district are · · int~naed to apply 6o areas of single-family residences which conform to the Collier County Building Code. 2. PERMITTED USES:AND STRUCTURES: No buildlDg or structure or part tnareoz snal& De ereCted,altered,or used,or land or ~ater used,in whole or in part for other than the following: ~ A. PRINCIPAL USES: (1) Single-family dwellings (2} Customary accessory uses and structures,including private garages (3) Guest houses and ~ervant quarters (4) Home Occupations B. PROVISIONAL USES: The following uses may be permitted subject to the provisions of Article IX and the specific requirements of Section 9.3 if applicable,as follows: (1) Churches and other places of worship 3. MINIMUM LOT AREA: 10,000 square feet a. AVERAGE WIDTH: Interior Lots - 75 feet Corner Lots - 85 feet 4. MINIMUM FLOOR AREA OF PRINCIPAL STRUCTURE: 1,200 square feet. 5. }~XIMUM LOT COVERAGE: 25% 6. MINIMUM YARDS: a. Front Yard - 30 feet b. Side Yard,Interior Lot - 8 feet c. Rear Yard - 25 feet. A residential pool or patio which is screened enclosed,or open on one or more sides for use in residential units,and which is incidential to that of the main building,rear yard setback may be reduced to 15 feet. This requirement shall not apply to boat houses. d. On lots which front on more than one street,the front yard which has the longest street frontage may be reduced to 25 feet;the yard opposite the front yard with the least frontage shall be con~idered a rear yard for setback purposes.
