An automobile service station is not a facility for the sale of automobile vehicles, a regair garage, a body shop, a car laundry, or a truck stop. 17. Overnight storage of vehicles shall be limited to those parked inside the service bays, except that drop-off parking for next day service shall be allowed in the four (4) parking spaces located nearest to the service bays. All other outside overnight storage of vehicles shall be disallowed. 041,,,, 448 5.3 PURPOSE SECTION V DEVELOPMENT COMMITMENTS The purpose' of this Section is to set forth the development commitments for the development of ASHLEY'S SERVICE STATION-GOLDEN GATE. '_,, ' ' The Developer;'his successor or assignee shall agree to follow the Master Plan and the regulations of the PUD as adopted and any other conditions or modifications as may be agreed.to in the. rezoning of the property. In addition the Developer will agree to convey to any successor or assignee in title any commitments within this agreement. The entity responsible for maintenance of surface water management system, utilities on site and proposed access easement to the alley shall be identified prior to Site Development Plan approval. PUD MASTER PLAN ' Site Alterations. Exhibit "A", ASHLEY'S SERVICE STATION-GOLDEN GATE PUD MASTER PLAN iljustrates the proposed development. Changes and amendments to the Master Plan shall be made in accordance with Section 7.27.J of the Collier County Zoning Ordinance 8?-2 as amended by Ordinance No. 90-68 or as may b.'amended subsequent to the adoption of the subject PUD. Easements and Dedications. Ail necessary ease- ments, dedications, or other instruments shall be granted to insure the continued operation and maintenance of all service utilities and all common areas in. the project. -12- 5.4 TRANSPORTATION AND ENGINEERING A. Ge Impact Fee Credits Disallowed. Access improvements shall not be subject to impact fee credits and shall be in place before any certificates of occupancy are issued. Road Impact Fees. The road impact fee shall be as set forth in Ordinance 85-55, as amended, and shall be paid at the time building permits are issued unless ortherwise approved by the Board of County Commissioners. County RiGht-Of-Way. Work within Collier County right-of-way shall meet the requirements of -13- 5.6 Collier County right-of-way Ordinance No. 82-91. Detailed construction plans for any required improvements in theright-of-way shall be provided prior to Site Development Plan approval. J. Entrance Driveway' Radius. At the time of Site Development Plan Review, the entrance driveway radius shall be revised per the requirements of the'Collier County Transportation Department. A. ~oru~e~i6ns t&: Water Facilities. Other Utilities. Telephone and electricity service is available on site and hook-ups shall be made after the alley easement relocation and concomitant relocation of those lines (if necessary) is made. WATER MANAGEMENT A. Site Drainage. Detailed site drainage plans shall be submitted to Project Review Services for review during the SDP review process. No construction permits sha'l be issued unless and until approval of the prc %sed construction in accordance with the submit=ed plans is granted by the County Engineer Project Review Services Manager. If during the course of site clearing, excavation, or other construction activities, an archeological or historical site, artifact, or other indicator is discovered, all development at that location shall be immediately stopped and the Natural Resources Management Department notified. Development will be suspended for a sufficient length of time to enable the Natural Resources Management Department -15- m 041. :452 or a designated consultant to assess the discovery end to- determine the proper course of action in regard to its salvagability. The Natural Resources Management Department will respond to any such notification in a timely and efficient manner so as to provide only a minimal interruption to any construction activity.
