Ordinance 2021-39 ORDINANCE NO. 2021- 39 AN ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF COLLIER COUNTY, FLORIDA AMENDING ORDINANCE NUMBER 12-05, THE COMMUNITY SCHOOL OF NAPLES COMMUNITY FACILITY PLANNED UNIT DEVELOPMENT (CFPUD) TO ADD ACREAGE AND RELOCATE PARKING; AND BY AMENDING ORDINANCE NUMBER 2004-41, THE COLLIER COUNTY LAND DEVELOPMENT CODE, BY AMENDING THE APPROPRIATE ZONING ATLAS MAP OR MAPS BY CHANGING THE ZONING CLASSIFICATION OF AN ADDITIONAL 3.95± ACRES OF LAND ZONED RESIDENTIAL SINGLE FAMILY-3 (RSF-3) TO THE COMMUNITY SCHOOL OF NAPLES CFPUD; BY REVISING THE DEVELOPMENT STANDARDS; BY AMENDING THE MASTER PLAN AND REVISING DEVELOPER COMMITMENTS. THE PROPERTY IS LOCATED ON THE WEST SIDE OF LIVINGSTON ROAD AND NORTH OF PINE RIDGE ROAD IN SECTION 12, TOWNSHIP 49 SOUTH, RANGE 25 EAST, COLLIER COUNTY, FLORIDA CONSISTING OF 77± ACRES; AND BY PROVIDING AN EFFECTIVE DATE. [PL20210000731] WHEREAS, Community School of Naples, Inc., represented by Kenrick S. Gallander, AICP, of RWA, Inc., petitioned the Board of County Commissioners to amend the CFPUD and change the zoning classification of the additional herein described real property. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF COLLIER COUNTY, FLORIDA, that: SECTION ONE: Zoning Classification. The zoning classification of approximately 3.95± acres of the herein described real property located in Section 12, Township 49 South, Range 25 East, Collier County, Florida is changed from the Residential Single Family-3 (RSF-3) zoning district to a Community Facility Planned Unit Development (CFPUD) zoning district together with the existing Community School of Naples CFPUD for a 77± acre project to be known as the Community School of Naples CFPUD in accordance with the revised Exhibits A-F, attached hereto and incorporated by reference herein. Where these regulations fail to provide developmental standards, then the provisions of the most similar district in the LDC shall apply. At the time of this PUD approval, the Managing Entity is Community School of Naples, Inc., or its assigns.
