Based on the 2011 PUDA zoning TIS trip distribution 17% of the MPUD traffic (196 PM peak hour, peak direction trips) is anticipated to use this connection. 4 4 Impact of the approved PUD on Bayshore Drive 17% of the MPUD will use this connection (17% of 24,586 = 4179.62 (24 hour, two-way traffic volume) 5 5 Figure 2A – PUDA Project Distribution by Percentage and by PM Peak Hour 6 6 The project noted is the proposed Fleischmann Parcel PUDA 24-hour two-way traffic volume is 1962 50% of the traffic volume empties on Bayshore Drive south of Thomasson Drive (50% of 1962 equals 981) 7 7 50% of the traffic volume stays internal to the Isles of Collier and there is one major spine road that winds through this development and empties to a lighted intersection at Thomasson Drive and US 41 That’s almost 1,000 additional vehicles per day driving, by your home if you live on the spine road in Isles of Collier or on South Bayshore Drive 8 8 9 Thomasson Drive 9 Criteria for MPUD Rezones (from agenda item 9.A. Executive summary dated 1-26-21) Consider: Whether changed or changing conditions make the passage of the proposed amendment necessary. Will the proposed change adversely influence living conditions in the neighborhood? Will the proposed change create or excessively increase traffic congestion or create types of traffic deemed incompatible with surrounding land uses, because of peak volumes or projected types of vehicular traffic, including activity during construction phases of the development, or otherwise affect public safety? 10 10 Does it or does it not have an adverse impact on your property value? In my opinion having an additional 1,000 vehicles trips/24 hours running by your front driveway would have an adverse impact to your property value. 11 11
