HEX Final Decision 2019-17 HEX NO. 2019 - 17 HEARING EXAMINER DECISION PETITION NO. PDI 20180003088 —JPMorgan Chase Bank, National Association, requests an insubstantial change to Ordinance No. 03-40, as amended, the Heritage Bay PUD, to add one deviation relating to signage for the parcel described as Tract 3, Cameron Commons Unit One subdivision. The subject PUD property consists of 2,562± acres, located on the northeast of corner of Immokalee Road (C.R. 846) and Collier Boulevard (C.R. 951), in Sections 13, 14, 23, and 24, Township 48 South, Range 26 East, Collier County, Florida. DATE OF HEARING: April 11, 2019 STAFF RECOMMENDATION: Approval. FINDINGS: Based on the applicant's written petition, testimony at the hearing of the applicant and the recommendation of staff, the Hearing Examiner finds that the criteria set forth in Sections 10.02.13 E.1 and 10.02.13 E.2 of the Land Development Code has been met and the petition should be approved. ANALYSIS: With the exception of the Applicant's representatives, no other members of the public attended this hearing and staff has received no objections. DECISION: The Hearing Examiner hereby approves Petition Number PDI-PL20180003088, filed by William Bell of Principal Consulting Group, LLC, representing JPMorgan Chase National Association, with respect to the property described herein, for an insubstantial change to add one deviation relating to signage. Said change is fully described in the Heritage Bay PUD amendment and Site Plan and sign diagrams attached as Exhibit "A", and is subject to the condition(s) set forth below.
