OBJECTIVE: To approve for recording the final plat of Faith Unding Phase One, a sutbivision of larks located In Section 32, Township 46 South, Range 29 Past, Collier Count', Florida, following the attemaffm Procedure Mr approval of subdivision Plata pursuant to Resolution 99 -199. This procedure provides for the continent approval of Me construction plans and plat, and approval for recording of the final plat CONSIDERATIONS: Land Davebpment Services Department has completed the review of Me construction drawings, specifications, and Mal plat of Faith Lending Phase One. These documents are in compliance with the County Land Development Corte and Fonds State Statute No. 177. All fees have been paid. Security in the amount of 10% of the total met of Me required improvements, and 100% of the cost of any remaining Improvements, together with a Construction and Maintenance Agreement for Subdivision Improvements, shall be provided and accepted by Me County Manager or his designee and the County A6omWs office prior b the recording of the final plat. This mud be In conformance with the County Land Development Code — Section 10.02.05 AA.b. Land Development Services Department recommends that the Mel plat of Faith Lending Phase One be approved for recording. FISCAL IMPACT: The project cost is $662,022.20 (saturated) to be borne by Me developer. The coal breakdown Is as follies: a) Water &Sewer $142,592.00 b) Drainage, Paving, Grading $519,430.20. The Security amount, equal to 110% of the pro)ect cost, is $726,224.42 The County will matins revenues as follows: Fund: Growth Management Fund 131 Agency. The breakdown is as follows Plat Review Fee ($1,000.00 +$5. /ac) $1,350.00 Construction Drawing Review Fee Water 8 Sewer (75% const. est.) $r1ha Drainage, Paving, Grading (.75 %const. est.) $ 3,895.73 Construction Inspection Fee Water 8 Sewer (2.25% Forst. est.) $n /a Drainage. Paving, Gnoing(2.25 %constei $11,687.18 GROWTH MANAGEMENT IMPACT: The developer must receive a Deal to of Adequate Public Facilities prior to the issuance of the construction plan final approval letter. LEGAL CONSIDERATIONS: The County Attorney's Office has reviewed and approved the plat and associated legal ^ documents for legal sufficiency. This item requires a majority vote. This hem is ready for Board consideration and approval. STW RECOMMENDATION: That the Board of County Commissioners approve the final plat of Faith Landing Phase One for recording with the following stipulations: 1. Approve the amount of $728,224.42 as performance security for the required improvements; or such lesser amount based on work completed, and as is approved by the Land Development Services Department. 2. Approve the standard form Construction and Maintenance Agreement, and a. That no Certificates of Occupancy be granted until the required improvements have received preliminary acceptance. b. That the plat not be record" until suitable security and an appropriate Construction and Maintenance Agreement is approved and accepted by the County Manager or his designee and the County Attorney's office.
