EXECUTIVE SUMMARY
Recommendation to grant Conditional final approval of the roadway
(private) and drainage improvements for the final plat of Quail West Phase
Ill, Unit Seven. The roadway and drainage improvements will be privately
maintained.
OBJECTIVE:
To grant Conditional final approval of the infrastructure improvements associated
with that subdivision known as Quail West Phase III, Unit Seven according to
Section 10.02.05 C.8 of the Collier County Land Development Code.
CONSIDERATIONS:
1. On February 29, 2008, the Board of County Commissioners granted
preliminary acceptance of the roadway and drainage improvements in
Quail West Phase III, Unit Seven.
2.
The roadway and drainage improvements will be maintained by the
project's homeowners association. Upon completion of the sidewalk,
Collier County will return the remaining Bond and issue a letter of final
completion.
3. The required improvements have been constructed in accordance with the
Land Development Code. The Land Development Review Department
has inspected the improvements and is recommending Conditional final
acceptance of the improvements.
4. A resolution for final acceptance has been prepared and approved by the
County Attorney's Office. A copy of the document is attached.
5. This PUD has been found to be in substantial compliance.
FISCAL IMPACT:
The roadway and drainage improvements will be maintained by the projeces
homeowners association. The County will retain a bond in the amount of
$140,118.75, which represents 150% of the estimated cost to complete the
sidewalks.. Upon a satisfactory inspection of the sidewalks, the remaining bond
wilFoe'released. - . .
GROWTH MANAGEMENT IMPACT: There is no growth management impact.

LEGAL CONSIDERATIONS:
The County Attorney's Office has reviewed and approved the Resolution for legal
sufficiency. This item requires a majority vote. This item is ready for Board
consideration and approva/. STW
RECOMMENDATION:
That the Board of County Commissioners grant Conditional final acceptance of
the roadway and drainage improvements in Quail West Phase 1/1, Unit Seven and
release the maintenance security, except that portion of the security required to
ensure completion of sidewalk improvements.

AUTHORIZING CONDITIONAL FINAL ACCEPTANCE
OF CERTAIN ROADWAY AND DRAINAGE.
IMPROVEl\1ENTS IN QUAIL 'VEST PHASE Ill, UNIT 7,
ACCORDING TO THE PLAT THEREOF RECORDED
IN PLAT BOOK 46, PAGES 89 THROUGH 102;
RELEASE OF THE MAINTENANCE SECURITY,
EXCEPT FOR THOSE FUNDS ~r:ECESSARY TO
ENSURE COIVlPLETION OF CERTAIN SIDEWALK

I1\1PROVEMENTS 'W1LL BE :MAINTAINED BY THE
QUAIL '\'EST FOUNDATION, INC.
\\'HEREAS, the Board of County Commissioners of Collier County, Florida, on July 25,
2006 approved the plat of Quail West Phase ill, Unit 7 for recording; and
WHEREAS, the Developer has constructed and maintained the roadway and drainage
improvements in accordance with the approved plans and specifications as required by the Land
Development Code (Collier County Ordinance No. 04-41, as amended); and
WHEREAS, the Developer is reqltesting final acceptance of the roadway and drainage
improvements and release onris maintenance security; and
WHEREAS, the Engineering Services Section of the Development Services Department
has inspected the road\:vay and drainage improvements, and is recommending acceptance of said
facilities.
NO\V, THEREFORE, BE ITRESOL VED BY THE BOARD OF COUNTY
CQMlvllSSIONERS OF COLLIER COUNTY, FLORIDA, that fmal acceptance is hereby
granted for those roadway and drainage improvements in Quail \X/est Phase ill. Unit 7, pursuant
to the plat thereof recorded in Plat Book 46, pages 89 through 102, and the Clerk is hereby
authorized to release the maintenance security.
BE IT FURTHER RESOLVED AND ORDERED that the County accept the future
maintenance and other attendant costs for those roadway and drainage improvements that are not
required to b~maintainedby ~he QuaJIWest Fo~uldati5ln, ~n~.. H _
This Resolution adopted after motion, second and majority vote favoring same, this
