EXECUTIVE SUMMARY
Recommendation to approve a First Amendment to Lease with Naples HMA, LLC, d/b/a
Physicians Regional Medical Center - Collier, to extend the lease term for spaced utilized by EMS
as a temporary station house.
OBJECTIVE: An amendment is required to extend the lease term for space currently utilized by EMS
staff at Physicians Regional Medical Center on Collier Boulevard.
CONSIDERATIONS: On April 22, 2014, the Board approved a Lease Agreement (Lease) with Naples
HMA, LLC, d/b/a Physicians Regional Medical Center - Collier (Owner), under agenda item 16E7. The
Lease provides for EMS’s use of an area measuring approximately 616 square feet that includes one
apparatus bay, two bunk rooms, one bathroom, one office, and kitchen area.
The current Lease term is scheduled to expire on April 30, 2018. EMS wishes to continue its operation at
that location until such time that the County constructs an EMS station to respond to the current area of
service.
The attached First Amendment to Lease Agreement (Amendment) extends the lease term for two years,
with a sixty-day early termination provision that is contained in the original Lease. The rent is being
increased by $82.65 monthly to reflect the fair market rent for like space in the immediate area. The
revised monthly rent will be $1,681.17, and will increase by 3% for the second year. The rent includes all
utility costs and Common Area Maintenance costs associated with the leased area.
All other terms of the Lease remain unchanged.
FISCAL IMPACT: The first year’s monthly rent of $1,681.17, and the second year’s rent, shall
continue to be withdrawn from EMS Fund 490.
GROWTH MANAGEMENT IMPACT: There is no impact to the Growth Management Plan.
LEGAL CONSIDERATIONS: This item is approved as to form and legality and requires majority vote
for Board action. - JAB
RECOMMENDATION: That the Board of County Commissioners approves and authorizes the
Chairman to execute the First Amendment to Lease Agreement with Naples HMA, LLC, d/b/a Physicians
Regional Medical Center - Collier.
