The utility easement granted herein shall constitute an easement running with the land and shall burden the lands described above. By accepting this easement, Grantee is prohibited from accessing the lands encumbered hereby from Grantor's adjacent property. Additionally, the granting of this easement is also subject to the condition that Grantee is prohibited from staging materials or otherwise using the Grantor's adjacent property for the purpose of using, repairing or maintaining any utility facilities installed within the foregoing easement area.
