EXECUTIVE SUMMARY
Recommendation to approve an extension for completion of subdivision improvements associated
with Cordoba at Lely Resort(AR-13078).
OBJECTIVE: To approve an extension for the completion of subdivision improvements
associated with Cordoba at Lely Resort.
CONSIDERATIONS: On July 22, 2008, the Board of County Commissioners (Board)
approved the final plat of Cordoba at Lely Resort for recording. Section 10.02.05 C.2. of the
Land Development Code requires that upon approval by the Board of County Commissioners a
plat must be recorded within 18 months and the associated subdivision improvements must be
completed within 36 months unless extended by the County Manager or designee, the Board, or
general law. The Growth Management Department has already granted the developer the
maximum two 2-year administrative extensions allowed under the LDC, and the most recent
extension expired on December 14, 2014. Therefore, further extensions will require approval by
the Board of County Commissioners. The required subdivision improvements have been found
to be substantially complete, and received preliminary acceptance on March 3, 2009. The
developer has requested a two year extension in anticipation of completing the remaining
improvements within the allotted time. If granted, the new expiration date for completion of the
subdivision improvements will be December 14, 2016.
A Performance Bond is in place to ensure completion of the remaining improvements such as
the final lift of asphalt and uncompleted sidewalks.
FISCAL IMPACT: The County will realize revenues as follows:
Fund: Growth Management Fund 131
Agency: County Manager
Cost Center: 138327 --Land Development Services
Revenue generated by this project: Total: $150.00 Extension Fees
GROWTH MANAGEMENT IMPACT: There is no growth management impact associated
with this Executive Summary.
LEGAL CONSIDERATIONS: This item has been approved as to form and legality, and
requires a majority vote for approval. - SAS
RECOMMENDATION: To approve the extension application for Cordoba at Lely Resort
(AR-13078). The new expiration date would be December 14, 2016.
