EXECUTIVE SUMMARY
Recommendation to approve an extension for completion of subdivision improvements associated
with Arrowhead Reserve at Lake Trafford Phase One (AR-3771) and Arrowhead Reserve at Lake
Trafford Phase Two(AR-3974).
OBJECTIVE: To approve an extension for the completion of subdivision improvements associated with
the Arrowhead Reserve at Lake Trafford Phase One and Arrowhead Reserve at Lake Trafford Phase Two.
CONSIDERATIONS: On June 24, 2003, and October 14, 2003, the Board of County Commissioners
(Board) approved the final plats of Arrowhead Reserve at Lake Trafford Phase One and Arrowhead
Reserve at Lake Trafford Phase Two respectively for recording. The Land Development Code requires
that upon approval by the Board a plat must be recorded within 18 months and the associated subdivision
improvements must be completed within 36 months unless an extension is formally requested and granted
by the Growth Management Department. Previous extensions were granted administratively,however the
most recent extensions expired June 24, 2014, and October 14, 2014. The required subdivision
improvements have been found to be substantially complete,and received preliminary acceptance on June
13, 2005 and April 28, 2006 respectively. The developer has requested a two year extension in
anticipation of completing the remaining improvements within the allotted time. The project has gone
through foreclosure and the current owners are anticipating an improved market in Immokalee. The
developer has requested an after-the-fact two year extension.
Cash Bonds are in place to ensure completion of the remaining improvements such as the final lift of
asphalt and uncompleted sidewalks.
FISCAL IMPACT: The County will realize revenues as follows:

Agency: County Manager
Cost Center: 138327—Land Development Services

GROWTH MANAGEMENT IMPACT: There is no growth management impact associated with this

LEGAL CONSIDERATIONS: This item has been approved as to form and legality, and requires a
majority vote for approval.-SAS
RECOMMENDATION: To approve the extension application for Arrowhead Reserve at Lake
Trafford Phase One(AR3771)and Arrowhead Reserve at Lake Trafford Phase Two(AR3974). The new
expiration dates would be June 24,2016 for Arrowhead Reserve at Lake Trafford Phase One and October
14,2016 for Arrowhead Reserve at Lake Trafford Phase Two.
