Conservation easements for all preserve areas shall be recorded and in place prior to Site Development Plan approval of the newly created Recreation Area. 2. Preserve setbacks will be consistent with LDC Section 3.05.07 H.3. 3. The Preserve Management Plan shall be consistent with Fire-Wise Management Standards. The Preserve Management Plan shall be provided to County prior to final Site Development review of the newly created Recreational Area site. 4. Minimum separation from the newly created Recreation Area structures and improvements,to the nearest residential property line, shall be no less than 100-feet. 5. The newly created Recreation Area shall be subject to the development standards governing the Recreation and Open Space/Park ("0") tracts of the Berkshire Lakes PUD (Section 7.03). 6. Principal structures within the newly created Recreation Area shall have a maximum height of 35-feet(zoned height). Lighting shall be a directional type, aimed downward with shielding to reduce glare to adjacent properties. Illumination at all adjacent residential property lines shall not exceed 0.5 foot candles. 9. No outdoor paging or amplified systems shall be used as part of the newly created Recreation Area.
