CCAA Resolution 2006-041RESOLUTION NO. RESOLUTION OF THE COLLIER COUNTY AIRPORT AUTHORITY RECOMMENDING THAT THE COLLIER COUNTY BOARD OF COUNTY COMMISSIONERS APPROVE AND AUTHORIZE ITS CHAIRMAN TO EXECUTE A THIRTY (30) YEAR SUB -LEASE AGREEMENT AT AN INITIAL RENT OF TEN CENTS ($0.10) PER SQUARE FOOT WITH SALAZAR MACHINE & STEEL, INC. TO CONSTRUCT A MINIMUM 20,000 SQUARE -FOOT MANUFACTURING/ WAREHWSE FACILITY ON ONE AND ONE-HALF (1.5) ACRES OF LAND AT THE IMMOKALEE REGI (SAL AIRPORTI TRADEPORT. FOR THE FIRST FIVE YEARS OF THE SUB -LEASE A REE1t 1T, RENT WILL BE FOR THE FOOT -PRINT OF THE BUILDING ONLY (2!1,000 SQUARE nET). : � ; WHEREAS, the Collier County Airport Authority (" Authority % pursuant to County OrdinanceF 03, as amended, manages, operates and maintains the Immokalee Regional Aitpoeir'Tmdeport ( "Airport'); sad r -- �y ' WHEREAS, Florida law requires the Authority solicit bids for non - aviation related comii2rcial- development at the Immokalee Regional Airport/Tradeport; and �- WHEREAS, the Authority, according to County Purchasing Policy, solicited Requests for Proposal (RFP) for "Commercial Development and Use at the Immokalee Regional Airport Pursuant to Airport Land Lease Agreement(s);" and WHEREAS, Salazar Machine & Steel, Inc. ( "Salazar') submitted its Proposal to construct a minimum 20,000 squaro -foot manufaciuring/warehousc facility on one and one -half acres (1.5) of land at the Airport, which Proposal has been selected for negotiation of proposed development and terms; and WHEREAS, the Authority and Salazar negotiated a thirty (30) year term at the initial rental of ten cents ($0.10) per square foot per year, and all additional provisions of the Sub -Least Agreement; and WHEREAS, the Authority and Salazar agree that for the fast five (5) years of the Sub -Lease Agreement rent will be for the foot -print of the building (20,000) only; and WHEREAS, the Authority & Salazar Machine & Steel, Inc desire that the Board of County Commissioners execute the subject Sub -Lease Agreement. NOW, THEREFORE, IT IS HEREBY RESOLVED BY THE COLLIER COUNTY AIRPORT AUTHORITY, that the Authority hereby recommends that the Collier County Board of County Commissioners approve and authorize its Chairman to execute subject attached thirty (30) year Sub -Lease Agreement at an initial rent of ten cents ($0.10) per square foot with Salazar Machine & Steel, Inc. to construct a minimum 20,000 square -foot manufacturing/warehouse facility on one and one -half (1.3) acres of land at the Immokalee Regional Ai port(rradeport, with rent for the first five (S) years of the Sub -Lease Agreement being for the foot- print of the building (20,000 square feet) only.
