TO HAVE AND TO HOLD the same unto the Grantee together with the right to enter upon said land, excavate, and place or remove materials, including, but not limited to irrigation quality water lines and pipes, electrical panels, telemetry tower, and other equipment or improvements appurtenant thereto or thereunder for the purpose of constructing, operating, and maintaining irrigation quality water utility facilities thereon. Grantee shall perform such activities in the easement area at times and in a manner that shall not disrupt, adversely impact or unreasonably obstruct Grantor's operations as a public school facility. Grantee shall not construct any improvements in the easement area that exceed thirty (30) feet in height.
