~ )ISTRICT REGULATIONS AND PROVIDING AN EFFECTIVE DATE:
AS, The Immokalee Area Planning Commission of Collier County,
Florida, has determined that the following amendments to the Zoning
Regulations shall be established in order to update and clarify the
Zoning Regulations for the Immokalee Area Planning District.
NOW, THERE. FORE BE IT ORDAINED BY THE.BOARD OF COUNTY CO~4ISSIONERS
OF COLLIER COUNTY, FLORIDA:
SECTION ONE:
1. To amend the Zoning Regulations applicable to the Immokalee Area
Planning District of Collier County, Florida, amending Article XI, Section
ll.l,ll.2,11.2A,11.3,11.3A,11.3B & 11.3C and the Official Zoning
Regulations as described by Ordinance No. 74-15 is amended accordingly~
ARTICLE XI SCHEDULE OF DISTRICT REGULATIONS:
Section 11.1: pist.rict Regulation Adopted:
District Regulations shall be as set forth in the Schedule of
District Regulations hereby adopted by Ordinance No. 74-15 and
declared to be a part of this ordinance and such other sections
of this ordinance as may pertain to this distract regulations.
SECTION 11.2 I-SF?i Single-Family Residential District:
1. DISTRICT PURPOSE: The provisions Of this district are intended
to apply to areas of single-family residences which conform
to the Collier County Building Code but has a slightly higher
dwelling unit density than the "I-SF-i" District.
2. PERMITTED USES AND STRUCTURES: No buildiDg or structure or
part thereof shall be erected, altered, or used, or land or
water used, in whole or in part for other than the f~Dwi~:
A. PRINCIPAL USES:
(1) Single-family dwellings ~ ~--
(2) Customary accessory uses and structures, in~din~
private garages
(3) Guest houses and servant quarters
(4) Home Occupations
C. PROVISIONAL USES: The following uses may be permitted subject
to the provisions of Article IX and the specific requirements
of Article IX and the specific requirements of Section 9.3,
if applicable, as followsl
(1) Churches and other places of worship
3. MINIMUM LOT AREA: 10,000 square feet.
a. AVERAGE WIDTII: Interior Lots - 75 feet
Corner Lots - 85 feet
4. MINIMUM FLOOR AREA OF PRINCIPAL STRUCTURE: 1,500 square feet
5. MAXIMUM LOT COVERAGE: 25%
6. MINIMUM YARDS:
a. Front Yard - 30 feet.
b. Side Yard,Interior Lot - 8 feet.
c. Rear yard - 25 feet. A residential pool or patio which is
screen enclosed, or open on one or more sides for use in
residential units, and which is incidential to that of
the main building, rear yard setback may be reduced to 15
feet. This requirement shall not apply to boat houses.
d. On lots which front on more than' one street, the front yard
which has the longest street frontage may be reduced to
25 feet; the yard opposite the front yard with the least
frontage shall be considered a rear yard for setback purposes.
SECTION 11.3 I-SF-2 ~n~le-Family Residential Districtl
1. DISTRICT PURPOSE: The provisions of this district are. intended
to apply to areas of single family residences which conform to
the Collier County Building Code.
2. PERMITTED USES AND STRUCTURES: No building or structure, or
part thereof, shall be erected, altered, or used, or land or
water used, in whole or in part for other than the following:
A. PRINCIPAL USES:
(1) Single-Family dwellings.
B. ACCESSORY USES:
(1) Private boat houses and docks on waterfront lots.
(2) Customary uses and structures, including private garages.
(3) Home Occupations.

C. PROVISIONAL USES= The following uses may be permitted subject
to the provisions of Article IX and the specific requirements
of Section 9.3, if applicable, as follows:
(1) Churches and other places of worship.
(2) Guest Homes.
(3) Non-commercial boat launching facilities, and multiple
docking areas.
(4) Recreational clubs, intended to serve the surrounding.
residential area.
(5) Schools and colleges.
3. MINIMUM LOT AREA: 8,500 square feet.
a. AVERAGE WIDTII - Interior lot -60 feet
Corner lot - 75 feet
~. MINIMUM FLOOR AREA OF PRINCIPAL STRUCTURE - 1,000 square feet.
5. MAXIMUM LOT COVERAGE - 25%
6. MINIMUM YARDS:
A. Front Yard - 25 feet
B. Side Yard, Interior lot - 7% feet
C. Rear Yard - 20 feet. A residential pool or patio, which is
screen enclosed, or open on one or more sides for use in
residential units, and which is incidenti~l to that of the
main building, rear yard setback may be reduced to 15 feet.
This requirement shall not apply to boat houses.
7. MAXIMUM HEIGHT - 30 feet.
8. MINIMUM OFF-STREET PARKING=
a. One space per residence
SECTION 11.4 I-SF-3 Sin~le-Famil~ Residential District=
1. DISTRICT PURPOSE: The provisions of this district are intended to
apply to areas of single family residences which conform to the
Collier County Building Code and have a medium to high dwelling
unit density.
2. PERMITTED USES AND STRUCTURES: No building or structure, or part
thereof, shall be erected, altered or used, or land or water used,
in whole or in part for other than the following:
A. PRINCIPAL USES:
(1} Single-family dwellings.

, B. ACCESSORY USES:
(1) Customary accessory uses and structures including private
garages.
(2) Home Occupations
C. PROVISIONAL USES: The following uses may be permitted subject
to the provisions of Article IX and the specific requirements
of Section 9.3, if applicable as follows:
(1) Recreational Clubs, intended to serve the surrounding
residential area.
(2) Churchcs and other places of worship.
(3) Schools and Colleges.
3. MINIMUM LOT AREA: 7,500 square feet.
a. Average Width: Interior Lot - 60 feet Corner Lots - 75 feet
4. MINIMUM FLOOR AREA OF PRINCIPAL STRUCTURE - 800 square feet.
5. MAXIMUM LOT COVERAGE: 30%
6. MINIMUM YARDS:
a. Front Yard - 25 Feet
b. Side Yard - 7% feet

d. On lots that front on more than one street, the front yard which

Building Code and have a medium high dwelling density.
2. PERMITTED USES AND STRUCTURES: No building or structure or part thereof,
shall be erected, altered or used, or land or water used, in whole or
in part for other than the following':
A. PRINCIPAL USES:
(1) Single-family dwellings.

(1) Customary accessory uses and structures including private
garages.
(2) Home Occupations
C. PROVISIONAL USES: The following uses may be permitted subject
to the provisions of Article IX and the specific requirements
of Section 9.3, if applicable as follows:
(1) Recreational Clubs, intended to serve the surrounding
residential area.
(2) Churches and other places of worship.
(3) Schools and Colleges.
3. MINIMUN LOT AREA: 6,000 square feet
A. Average Width - Interior Lot - 60 feet
Corner Lots -75 feet
4. MINIMUM FLOOR AREA OF PRINCIPAL STRUCTURE - 600 square feet.
5. MAXIMUM LOT COVERAGE : 30%
6. MINIMUM YARDS:
a. Front Yard - 25 feet
b. Side Yard - 7½ feet
c. Rear Yard - 20 feet
d. On lots that front on more than one street, the front yard
which has the longest street frontage may be reduced to 20
feet; the yard opposite the front yard with the least street
frontage shall be considered a rear yard for setback purposes.
7. MAXIMUM HEIGHT: 30 Feet.
8. MINIMUM OFF-STREET PARKING:

SECTION TWO:
1. Penalty: A violation of any provision of this Ordinance is a
misdemeanor and shall be prosecuted in the name of the State in the
County Court by the Prosecuting Attorney, and upon conviction shall
be punished by a fine not to exceed $500.00 or by imprisonment in the
County Jail not to exceed sixty (60) days, or by both such fine
and imprisonment. Each violation and each day a violation continues
shall constitute a separate offense. The Board of County Commissioners
shall have the power to collaterally enforce the provisions of this
Ordinance by appropriate Judicial Writ or proceeding notwithstanding
any prosecution as a misdemeanor. 4 PAC 37
2. Confict: In the event this Ordinance conflicts with any other
ordinance of Collier County or other applicable law, tho more restrictive
shall apply. This Ordinance shall not apply in any municipality within
Collier County unless the municipality adopts a resolution or takeeaother
official action requesting that the County enforce this Ordinance within
the limit9 of its municipal jurisdiction.
3. Severance: If any phrase or portion of this Ordinance is for any
reason hold invalid or unconstitutional by any court of competent
jurisdiction, such portion shall be deemed a separate, distinct and
independent provision and such holding shall not affect the validity
of the remaining portion.
4. Liberal Construction: The provisions of this Ordinance shall
be liberally construed to effectively carry out its purposes in the
interest of the public health, safety, welfare and convenience.
5. Effective Date: This Ordinance shall take effect upon receipt
of notice that it has been filed with the Secretary of State.
