AN ORDINANCE AMENDING ORDINANCE NUMBER
91-102, THE COLLIER ~OUNTY LAND DEVELOPMENT
CODE WHICH ESTABLISHED THE COMPREHENSIVE
ZONING REGULATIONS FOR THE UNINCORPORATED
AREA OF COLLIER COUNTY, FLORIDA, BY AMENDING
THE OFFICIAL ZONING ATLAS MAP NUMBER 9512S
BY CHANGING THE ZONING CLASSIFICATION OF THE
HEREIN DESCRIBED PROPERTY LOCATED ON PINE
RIDGE ROAD (C.R. 896) AND LIVINGSTON ROAD (C.R.
881) IN SECTION 12, TOWNSHIP 49 SOUTH, RANGE 25
EAST, COLLIER COUNTY, FLORIDA, FROM "A" AND
"A" WITH AN APPROVED CONDITIONAL USE FOR A
SCHOOL TO "CF" FOR A PRIVATE SCHOOL AND
RELATED FACILITIES; PROVIDING FOR STAFF AND
PLANNING COMMISSION STIPULATIONS; AND BY
PROVIDING AN EFFECTIVE DATE.
WHEREAS, Terrance Kepple, P.E. of Kepple Engineering, Inc., representing the
Community School of Naples, Inc., petitioned the Board of County Commissioners to change
the zoning classification of the herein described real property.
NOW, THEREFORE BE IT ORDAINED BY
COMMISSIONERS OF COLLIER COUNTY, FLORIDA:
SECTION ONE:
The zoning classification of the real property as more particularly described
"A", attached hereto and ~neorporated by reference hereto, and located m Section 12,
Township 49 South, Range 25 East, Collier County, Florida, is changed fi.om "A" and "A"
with an approved conditional use for a school to "CF" and the Official Zoning Atlas Map
Number 9512S, as described in Ordinance 91-102, the Collier County Land Development
Code is hereby amended accordingly. The herein described real property is the same for
which the rezone is hereby approved subject to the following conditions:
Exhibit "B" which is attached hereto and incorporated by reference herein.
SECTION TWO:
This Ordinance shall become effective upon filing with the Department of State.

Pursuant to Section 2.2.25.8.1 of the Land Development Code, if, during the course of
site clearing, excavation or other construction activity an historic or archaeological
artifact is found, all development within the minimum area necessary to protect the
discovery shall be immediately stopped and the Collier County Code Enforcement
Department contacted.
At the time of Site Development Plan submittal, a copy of the SFWMD permit
modification shall be submitted.
An exotic vegetation removal, monitoring and maintenance (exotic free) plan for the
site shall be submitted to Current Planning Environmental Staff for review and
approval prior to final site plan/construction plan approval.
At the time of Final Site Development Plan review and approval, the petitioner shall
redesign the water management retention ponds so that they will not encroach into the
Livingston Road right-of-way adjacent to the site. The meets and bounds description
of this right-of-way is described as follows: "The West 245 feet of the East 275 feet
of the Northeast Quarter (NE 1/4) of the Southeast Quarter (SE 1/4) of Section
12, Township 49 South, Range 25 East, Collier County, Florida."
