~tEREAS, the Moorings, Inc., petitioner, petitioned the
Board of County Commissioners to change the Zoning Classification
of the herein described real property;
NOW, THEREFORE BE IT ORDAINED, by the Board of County
Co~missioners of Collier County, Florida:
SECTION ONE:
Amend Paragraph 7 of Ordinance 79-19, the Moorings
Park Planned Unit Development to read as' follows:

MOORINGS PARK
A PLANNED UNIT DEVELOPMENT
BACKGROUND INFORMATION
Moorings Park is 82.9tt6 acres in area and is an irregularly shaped
parcel lying within Section 15, T~,gs, R:ZSE·' The property is
bounded on the west by Goodlette Road and has approximately
one mile of frontage on the Country Club of Naples golf course·
Moorings Park is to be a retirement community which will Incor-
porate a licensed nursing home facility together with various social,
recreational, dining, and medical support facilities, geared t(~ tl~e
needs of the retired residents of the project.

PROJECT DESCRIPTION
Moorings Park, upon completion of development, will contain the
following structures and facilities, as shown on the master plan:
2 - 8-story residential apartment buildings, each
containing a maximum of 96 dwelling units,
'10 - 3-story garden apartment buildings, containing
no more than an aggregate 148 dwelling units,
3 - 2-story garden apartment buildings, containing
no more than an aggregate 24 dwelling units,
No more than 15 duplexes containing an aggregate
30 dwelling units,
No more than 20 detached single family dwellings,
A core building, containing kitchen, dining, social,
recreational, library, auditorium, administrative
and utilitarian services and facilities for the ex-
clusive use of project residents and invited guests;
A licensed health center which will contain a maximum
of 180 private or semi-private patient rooms, together'
with medical =upport and adm, inistrative facilities
common to health centers.'
A chapel.
Various outdoor recreational areas and facilities.
A golf cart/pedestrian/bicycle pathway extending throughout
the project area.
A project laundry and maintenance facility.
A guarded security gate and security fence extending
around the north, west, and south borders of the
project, but not along the easterly edge which is the
Country Club of Naples golf course.
Manmade lakes and lake-to-lake pipes and swales.

The Moorings Park project will not be subdivided. The entire
project, land, buildings, and other improvements, will be owned
and managed by The Moorings, Inc., a Florida non-profit corp-
oration qualified as such by the Internal Revenue Service under'
Rule 501 (c) (3).
Drives and offstreet parking facilities to serve the various uses
within Moorings Park are to be located as shown on the master plan.
Minimum offstreet parking spaces planned include:
1 space for each dwelling unit in the 8-story apartment
structures, together with 10 visitor parking spaces
per building and 2 service vehicle spaces per building.
1½ parking spaces per garden apartment.
4 spaces per duplex.
2 spaces per single family dwelling.
75 visitor spaces, 35 staff spaces, and 3 service vehicle
spaces for the core building.
q5 visitor spaces, 55 staff sp~ces, and 4 service vehicle
spaces for the health center.
22 visitor spaces, and 1 staff space for the chapel.
Because of the relatively high average age of Moorings Park residents,
it is anticipated that a substantial number of residents will not own
an automobile and actual offstreet parking spaces needed will be less
than the minimum spaces being planned as noted above. Accordingly,
it is planned to construct offstreet parking spaces, both covered and
uncovered, in pace with need. In the event that there is a clear
indication that some of the planned spaces are not needed, they will
not be constructed, but the area planned for them will continue to
be reserved for that purpose and utilized as open space until and
unless future circumstances dictates the need for their improvement

BUILDING LOCATIONS
Principal and accessory buildings shall be developed generally as
Indicated on the master plan. No principal buildings shall be closer'
together than one-half the sum of their heights, No building
shall be closer to a property boundary than 20 feet or' one-half
the building height, whichever is greater.

8 stories for the two "Y" shaped elevator apartments adjacent
