PERMITTED USES: Multl-family dwellings, golf course, clubhouse
and associated recreation facilities.
PERMITTED ACCESSORY USES AND STRUCTURES: Accessory uses
and structures customer/ in multi-family residential neighborhoods
and golf courses; recreation facilities which are accessory/ to Indi-
vidual building sites, groups of building sites, or the Sherwood
Park project as a whole; slgns as permitted by the CoIl]s~' County
Zoning Regulations In multi-family resldentlal dlstrlcte; golf course
maintenance facilities on the maintenance alta Indic&ted on the
Master Plan.
PERMITTED USES SUBJECT TO SITE PLAN APPROVAL: Churches,
schools, child care centers, civic and cultural facilities, sewage
treatment facilities.
MAXIMUM GROSS PROJECT DENSITY: ~1.2 units per acre. Total
dwelling unit count may not exceed 335.
DEVELOPMENT STANDARDS:
Minimum setback from golf course parcel: 15 feet.
Minimum setback from perimeter loop road right of way: 25 feet.
Minimum bullding separation: One-half the sum of' the heights of
adjoining buildings.
Mlnimum dwelling unit floor area: 900 SCl.ft.

RECREATIONAL AREAS: The golf course, clubhouse, and associated
recreation facilities shall be established as Indicated on the
approved Master Plan.
DWELLING UNIT DISTRIBUTION: Dwelling units shall be distributed
in a reasonably uniform manner throughout the housing parcels
Indicated on the Master Plan. Individual site plane for construction
phases shall be approved by the Director of the Department of
Community Development or his designee, prior to Issuance of
building permits. Variation in the nat density of various
housing construction phases shall be permitted, so long as
the total project dwelling unit count does not exceed 336.
MAINTENANCE: Prior to project development, arrangements for
continuing maintenance of the project lakes, water management
facilities, roads, and other common areas shall be set forth in
County enforceable documents and approved by the County
Engineer.
ROADWAY IMPROVEMENTS: Where the project entrance drive Inter--
sects with Radio Road, developer Instilled project Improvements
shall Include a right-turn deceleration land for west-bound
traffic, and a left-turn storage lane for east-bound traffic.
Final design of entrance and roadway system shall be sub-
mitred to the County Traffic PIanner for review and approval.
