SECTION ONE=
The Zoning Classification of the herein described real
property is changed from "P/W-l" Multi Family, "GRC" General
Retail Commercial and RM-1A, Multi Fam119 to "PUD" Planned
Unit Development and is subject to &ll the conditions required
herein and the Zoning Atlas Map Number 50-25-6 as described
in Ordinance 76-30 is hereby amended accordingly~

The development of 11.5 acres of property in Sections 13 a~d 14,
Township 50 South, Range 25 East, Collier County, Florida, a8 &
Planned Unit Development will comply with the planning and

Development will meet the planning and development objectives-

necessary to determine it to have existing community.

zoning and subdivision regulations and all other

DEVELOPMENT REGULATIONS
Purpose. The purpose of this Section is to set forth the
~egulations for the development of the lands covere(~ by
this Planned Unit Development.
Permitted Uses and Structures. No building or structure,
or part ther'eof, shall be erected, altered or used, or
land or water used, An whole or in part, for other than
the followingz
a) Permitted Principal Usem and Structures
(i) Multi-family rental dwelling units.
Maximum Density. 16 residential units per gross acre.
Minimum Lot Area Requirement. Five (5) acres.
Minimum Lot Width. One hundred and fifty (15~) feet
as measured"'at the front yard building line setback.
Minimum Yard Requirements.
Depth of front yard - Thirty (30) feet plus
one (1) foot for each two (2) feet of building
height over thirty (30) feet.

Depth of side yard - Fifteen (15) feet plus
one (1) foot for each two (2) feet of building
height over thirty (30) feet.

Water Supply. Potable water shall bo supplied by service

comply with the requirements of the South Florida
Water Management District and Collier County. The '
final water management system design shall be reviewed
and approved by the County Engineer prior to commencement
of development.
Sanitary Sewage Treatment. An on-site sanitary sewage
Collection and treatment system shall be provided to
comply with all applicable lo¢al and state requirements.

2. CONCEPTUAL DESIGN PLAN
Exhibit "A", Conceptual sketch of development,

the tentative location of certain facilities.
The design criteria and layout iljustrated on
Exhibit "A" and stated herein shall be understood
· as flexible so that the final design may best
satisfy the project, the neighborhood and the
general local environment.

All necessary easements, dedications, or other
instruments shall be granted to insure the
continued operation and maintenance of all
service utilities.
3. SITE PLAN APPROVAL
Prior to the issuance of a building permit, a Site Plan
shall be submitted to and approved by the Division of
Community Development~N~he request shall include materials
necessary to demonstrate that the approval of the s~te plan
will be in harmony with the general intent and purpose of
this document. Such material may include, but is ~ot
limited to, site plans at an appropriate scale showing
proposed placement of structures on the property; provisions
for ingress and egress, parking areas; and requires yard~
and other open spaces.
4. DESIGN AND OPERATION
a. The project will be a rental apartment complex.
The design of the apartment bulldings,.landscaping,
and recreational facilities, as well as'the marketing
and advertising themes will be directed toward the
younger entry level working residents of Collier County.

The complex shall include one and two bedroom
apartments and perhaps some efficiency apartments
and will have a rental and management office and
a laundramat for residents.
Recreational facilities shall inolude a v~lleyba11
court, a swimming pool, a sun deok, a ohildrens
play area, a barbecue area, and other recreational
features that appeal to & younger clientele.
Annual leases will be offered.
Children will be permitted.

SECTION TWO~
This Ordinance shall become effective upon receipt of notice
that it has been filed with the Secretary of State.
