AN ORDINANCE AMENDING ORDINANCE 82-2 THE COM-
PREHENSIVE ZONING REGULATIONS FOR THE UNINCOR-
PORATED AREA OF COLLIER COUNTY, FLORIDA BY
AMENDING THE ZONING ATLAS MAP NUMBER 50-25-1 BY
CHANCING THE ZONING CLASSIFICATION OF THE HEREIN
DESCRIBED REAL PROPERTY FROM "A-2" AGRICULTURAL,
"RMF-6" SINGLE AND MULTI-FAMILY TO "PUD" PLANNED
UNIT DEVELOPMENT FOR PROPERTY KNOWN AS WINTERPARK:
PART OF SECTION 12, TOWNSHIP 50 SOUTH, RANGE 25
EAST; AND PROVIDING AN EFFECTIVE DATE:
WHEREAS, Hubsehman & Associates, petitioned the Board of County
Commissioners to change the Zoning Classification of the herein
described real property;
NOW, THEREFORE BE IT ORDAINED by the Board of County
Commissioners of Collier County, Florida:
SECTION ONE:
The Zoning Classification of the herein described real property
located in Section 12, Township 50 S, Range 25 E, Collier County,
Florida is changed from A-2 Agricultural, RMF-6 Single and Multi-family
to "PUD" Planned Unit Development in accordance with the PUD document
attached hereto as Exhibit "A" which is incorporated herein and by
reference made part hereof. The Offieial Zoning Atlas Map Number,
Number 50-25-1, as described in Ordinance 82-2, is hereby amended
accordingly.
SECTION TWO:
This Ordinance shall become effective upon receipt
that is has been filed with the Secretary of State.

The purpose of th~s ~ection is to set up and describe

mini-mall and condominium PUD.
The Condominium:
I. Permitted Uses and Structures: No building or structure,
or part thereof, shall be erected, altered, or,used, or
land or water used,.[n whole or in part, for other than
the foltowing:
a. Permitted Principal Uses & Structure: Multi-Unit
dwellings, fire station.
b. Permitted Accessory Uses & Structures:
1. Customary accessory uses and structures.
2. A model home shall be permitted in a residential
zoned district in conjunction w~th the promotion of
a residential development. Such model home shal~
be permitted for a period of two (2) years. A
model home in a residential zoned district shall be
converted to a residence at the end of a two (2)
yr:ar period.

XIV. Utilities:
All on-site water and sewer'facilities shall be deeded to
the County, after construction and prior to activation.
Ail future users of the water and sower facilities shall
be County Customers from the time of connection to the
utility s)'stem. The County shall be responsible for
billing, administrative services and any and all main-
tenance to the facilities within the petitioned area;
this maintenance to be provided either by County forces
or through contract services. The County may contract
with the Glades Utilities, Inc., for the purchase of
treated water and sewage treatment. Compensation for such ..:....
services shall be at rates mutally agreed upon and based
upon standard utility rate making principles. Ail
applicable system development charges for water and or
sewer are payable for each of the units approved, prior
to the issuance of Building Permits for the units.
