The ~aster Development Plan o[ the Vineyards Planned Unit
Developmer, t, Collier County Ordinance 85-15, depicted on Exhibit "A"
attached hereto, is hereby ~mended and modified ~s aborn on Exhibit "B",
consisting of two (2) pages, attached hereto and incorporated by
reference herein.
SECTION T~O:

Plan shall be subject to the stipulations attached hereto and
incorporated herein aa Exhibit "C."

Landscape the limited area designated "R' - Recreation and Open
Space Park between 1-75 and Sakes Boulevard to provide a visual and
noise buffer.
The proposed park site should baa minimum of 68.86 acres '(the sams
acreage as originally proposed for these usam). Part of thin site
may be used for an interchange for 1-75. I conceptual site plan
shall be approved by the Zoning Director and Parks and Recreation
Director prior to frac£ionalization of any portion of this total
parcel.
Before the issuance of any Excavation Permit where excavated
material is to be used for golf course fill, Petitioner shall submit
a grading plan for the golf course to the Water Hanag~ent Director
for approval, demonstrating compliance with the Water Nauagemen~
Plan.
Original plans show. the central, circular cypress preserve area
(labeled "20-'R", 10.26 acres) to be surrounded ("ringed") by a lake
which would extend to the east of the preserve; revised site plans
should reflect the same design.
Management of storm water runoff from the redesigned golf course
must satisfy requirements of all pertinent county, state, and
federal departments/agencies to minimize/alleviate any potential
problems associated,with water borne pollutants.
Delete local road connection to Vineyards Boulevard immediately vest
of FPL easement.
Eliminate southerly co~ercial driveway access from proposed
Livingston Road immediately east of FPL easement.
Add additional access to single family area east from Livingston
Road to the proposed cul-de-sac.
Provide emergency access from clubhouse/maintenance area to
southerly end of central cul-de-sac.
Provide emergency access between two cul-de-sacs south and east of
central cypress head.
One access may be included east of the main central collector road
to both Vineyards Boulevard and Pine Ridge Road providing each
access ia connected to the internal loop road system.
The single family lots having direct ~ccesa o~to main collector
roads have self contained turnaround areas or circular driveways so
as not to require vehicles to be backed into the right-of-~ay.
The easterly "loop" road shall be moved along the eaeC property line
providing that a minimum 15' buffer be located along the easterly
side next to the Estates district which shall be landscaped suf-
ficiently to provide a visual and noise buffer. A lesser buffer
width may be approved by the Planning/Zoning Director if the intent
of buffer is satisfied within the right-of-way.
