3.1 INTRODU(ZrION
"" It. is the developer's hatent to establish a Planned Unit Development. The purpose Of
this document is to set forth flexible guidelines for the future development of the

Growth Management Plan.

3.2 PROJECT DESCRIPTION
It is the developer's intent to establish a Planned Unit Development for a Business
Park. This Business Park will be a campus style arrangement of buildings, cohesive and

· wholesale, and warehousing, and open space integration. This project is, by design, to

3.4 SITE CLEARING AND DRAINAGE
Clearing, grading, earthwork, and site drainage work shall be performed in accordance
with applicable Collier County Codes and Ordinances and the standards and

commitments of this document at the time of construction plans approval.
3.5 EASEMENTS FOR UTILITIES
Easements, where required, shall be provided for water management areas, utilities and
other purposes as may be required by Collier Count,.,.
AL1 necessary easements, dedications or other instruments shall be granted to insure the
continued operation and maintenance of all services and utilities. This will be in
.compliance with applicable regulations in effect at the time construction plans and plat
· approvals are requested.
3.6 AMENDMEI~rI'S TO THIS ORDINANCE
Amendments to this Ordinance and Master Plan shall be pursuant to Section 7-27j of
the Collier County Zoning Ordinance, as revised, at the time the amendment is

to all applicable Collier County Noise Regulations.
12. Water Management/Dc.tention Area as Buffer
The principle water management/detention area is required to be located
along the eastern edge of the project to create a greater separation between
planned uses on this site and residential uses to the east of this Planned Unit
Development.

A master association shall be established for the puq)ose of maintaining all
landscaped areas, the water management system and other common, open
spaces areas to insure healthy plant material, that is free of trash, debris, or
" any other unsightly conditions. ,..'

- and all Lights shall be shielded and oriented towards the building to minimize

Burglar alarms shall be placed only along the west side of the building and
shall be Properly maintained at all times.

Should metal buildings be erected on Tracts 2, 5, 9 and 10, they shall be
covered with a brick, stucco or similar type of facade on both the north and
east sides, with the exception of Tract 2 which shall have a facade placed on
the north, east and south side for the purpose of enhancing compatibility with

residential properties in the vicinity of the property. Tract 3 shall have a

Water District stating that the district has reviewed and approved the water
facilities construction documents for service to the project shall be submitted.
· 4. The utilities construction documents for the project's sewage system shall be
prepared so that all sewage flowing to the County's master pump station is
transmitted by one (1) main on-site pump station. Due to the design and
configuration of the master pump station, flow by gravity into the station will not
be possible. The Developer's Engineer shall meet with County staff prior to
commencing preparation of construction drawings, so that all aspects of the sewage
system design can be coordinated with the County's sewer master plan.
5. The existing off-site sewage transmission fi~cilities of the district must be evalu;:~ted
for hydraulic capacity to serve this project and irhproved as required outside the
projects boundary to provide adequate capacity to transport the additional
wastewater generated without adverse impact to the existing transmission facilities. ·
6. Sewer line on-site will be privately owned and maintained. Homeowners
Association documents must be provided with the final site plan and provide for
