UNINCORPORATED AREA OF COLLIER COUNTY,
FLORIDA BY AMENDING THE OFFICIAL ZONING
ATLAS MAP NUMBER 9631N BY CHANGING THE
ZONING CLASSIFICATION OF THE HEREIN
DESCRIBED PROPERTY LOCATED ON THE WEST
SIDE OF SAN MARCOS BOULEVARD AND O.5~
MILE NORTH OF RADIO ROAD (CR-856), IN
SECTION 31, TOWNSHIP 49 SOUTH, RANGE 26
EAST, COLLIER COUNTY, FLORIDA, FROM
ESTATES TO RSF-2; PROVIDING FOR STAFF AND
PLANNING COMMISSION STIPULATIONS; AND BY
PROVIDING AN EFFECTIVE DATE.
WHEREAS, James N. Wilkison, P.L.S, of Wilkison &
Associates, Inc., representing John Co'llins, John F. Collins
and Cary B. Collins, petitioned the Board of County
Commissioners to change the zoning classification of the
herein described real property;
NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF COUNTY
COMMISSIONERS OF COLLIER COUNTY, FLORIDA:
The. Zoning Classification of the herein described real
property located in Section 31, Township 49 South, Range 26
East, Collier County, Florida, is changed from "E" Estates to
RSF-2 and the Official Zoning Atlas Map Number 9631N, as
described in Ordinance 91-102, the Collier County Land
Development Code is hereby amended accordingly:

subject to the following conditions:
a. This project shall comply with all development
standards of the Collier County Land Development
Code (including parking, landscaping, landscaped
buffering, etc.).
b. This project is recommended for approval for fezone
purposes only. A preliminary subdivision plat
shall be submitted which complies with all the
design standards of Division 3.2 of the Collier
County Land Development Code (LDC) unless, in
accordance with the LDC, specific exceptions to the
design standards are requested and supported by
sound engineering reasoning during its approval
process. Approval of this fezone does no~
constitute an approval to any subdivision design
standards contained within the petition or
supporting drawings or exh~bits. The zoning
petition master plan submitted shall not be
considered to suffice for the preliminary
subdivision plat required pursuant to the Collier
County Land Development Code.
c. This project shall be platted, in accordance with
the Collier County Land Development Code, to define
the tracts, right-of-ways, and easements as shown
on the zoning petition master plan.
d. The developer shall contact the Collier County
Utilities Division to determine the availability of
utility services in the proJect's area.
e. Prior to construction plans/plat approval, a site
clearing plan shall be provided to include the
following:
1. Site clearing fee.
2. Exact limits of clearing. :
3. Method of barricading vegetation to remain.
4. A statement stating that barricades will
remain in place until completion of
construction.
f.Impact fees shall be paid in accordance with
Ordinance No. 92-22.
g. The residents, whenever available, will hook-up to
water and sewer.
This Ordinance shall become effective upon receipt of
notice from the Secretary of State that this Ordinance has
been filed with the Secretary of State.
PASSED AND DULY ADOPTED by the Board of County
Commissioners of Collier County, Florida, this 26 day of
January , 1993.
