AN ORDINANCE AMENDING ORDINANCE NUMBER
91-102, THE COLLIER COUNTY LAND
DEVELOPMENT CODE WHICH ESTABLISHED THE
COMPREHENSIVE ZONING REGULATIONS FOR THE
UNINCORPORATED AREA OF COLLIER COUNTY,
FLORIDA, BY AMENDING THE OFFICIAL ZONING
ATLAS MAP NUMBER MB6D BY CHANGING THE
ZONING CLASSIFICATION OF THE HEREIN
DESCRIBED PROPERTY LOCATED AT 10 COVEWOOD
COURT, IN SECTION 16, TOWNSHIP 52 SOUTH,
RANGE 26 EAST, COLLIER COUNTY, FLORIDA,
FROM RSF-3-RP TO C-3 FOR A DENTAL OFFICE;
PROVIDING FOR STAFF AND PLANNING
COMMISSION STIPULATIONS; AND BY PROVIDING
AN EFFECTIVE DATE.
WHEREAS, Dr. Luc Christian Mazzini petitioned the Board
of County Commissioners to change the zoning classification
of the herein described real property;
NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF COUNTY
COMMISSIONERS OF COLLIER COUNTY, FLORIDA:
The Zoning Classification of the herein described real
property located in Section 16, Township 52 South, Range 26
East, Collier County, Florida, is changed from RSF-3-RP to
C-3, and the Official Zoning Atlas Map Number MB6D, as
described in Ordinance 91-102, the Collier County Land
Development Code, is hereby amended accordingly:
Lot 17, Block 70, Marco Beach Unit 2, as recorded
in Plat Book 6, Pages 25-31, of the Public Records
of Collier County, Florida.

Uses limited to professional offices, including
medical offices.
This Ordinance shall become effective upon receipt of
notice from the Secretary of State that this Ordinance has
been filed with the Secretary of State.

R-94-7, ag=ee to the following stipulations requested by the
Collier County Planning Commission in their public hearing on
January 5, 1995.
Plannin~ Services:
a. The use of the site shall be restricted to medical and
professional offices.
b. This site shall be subject to the Site Development Plan
review and approval.
C. Pursuant to Section 2.2.25.8.1 of the Land 0evelopment Code,
if, during the course of site clearing, excavation or other
construction activity any historic or archaeological artifact
is found, all development within the minimum area necessary
to protect the discovery shall be immediately stopped and
Collier County Compliance Services Department contacted.
e.All parking spaces shall be located adjacent to San Marco
or Covewood drive.
f. The building shall be residential in character and similar to
the attached drawing, labeled as Exhibit "B".
Transportation:
a. Access should be restricted to a single driveway from
Covewood Drive.
b. All delivery and service vehicles shall be restricted to the
use of the ally at the rear of the property. The applicant
· ,shall be required to bring the ally to current County
standards before the issuance of any Certificate of
Occupancy. ,
