WHEREAS, Dr. Neno J. Spagna of Florida Urban Institute, Inc.,
representing Peter Longo and Mark Longo, petitioned the Board of County
Commissioners to change the zoning classification of the herein described
real property;
NOW THEREFORE BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF
COLLIER COUNTY, FLORIDA;
SECTION ONE:
The Zoning Classification of the herein described real property
located in Section 18, Township 49 South, Range 26 East, Collier County,
Florida, is changed from "PUD" to "PUD" Planned Unit Development in
accordance with the PUD Document, attached hereto as Exhibit "A", which
is incorporated herein and by reference made part hereof. The Official
Zoning Atlas Map numbered 9618N, as described in Ordinance Number 91-102,
the Collier County Land Development Code, is hereby amended accordingly.
SECTION TWO:
Ordinance Number 87-9, as amended, know~ as the Pine Ridge Center
PUD, adopted on March 24, 1987 by the Board of County Commissioners of
4[Clier County, is hereby repealed in its entirety.
TION THREE:
This Ordinance shall become effective upon filing with the
Department of State.

The Pine Ridg= Center PUD will include a mixtun of commercial and offic~ uses. The Pine
Ridge Center PUD intasds to establish guidelincs and standards to ensure a high and consistent
lcvcl of quality for prbposcd fcaturcs and facilitics. Uniform guidelines and standards will In
crcatcd for such fcaturcs and facilities as landscaping, signage, lighting roadway Ircatmcnt,

A. County water s,~vice is available via a 17 water main located on the north side of
Pine Ridg~ Road. The dcwlopcr is r~spons~le to tap the main to provide both potable
water and fire fighting capab/!ity to the site. An 8" minimum water main shall be
required to serve the site, providing calculations can show that a minimum of ? 50 GPM
is available to serve the commercial activities on the furthest part of the property.
B. County s~-wer service is ava~able via a 12" force main located on the south side of pine
Ridge Road. The E)ev~lop~ is ~'ble for the jack and bor~ under Pine Ridge Road
to supply the project with was~-~vater collection. A minimum sized line of 4" is required
for the Water the Sewer District acceptance.
C. All radiities ~xtended to the site and which lie in platted rights of way shall be own~
and mahtahe.,d by the Collier County Water/Sewer District. The radiities, wh~
with the requirements of Collier County Ordinance No 97-17 and all federal, state and
other exist~g rules and regulations.

4.8 XEAEELQ
A. The proposed joint access road shall be privately maintained. The developm shall
establish a legal entity responsible for all future maintenance as a condition of approval
of this PUD.
B. The County reserves the right to restrict and/or modify the location and use of median
openings on Pine Ridge Road in accordance with Resolution 92422, the Collier County
Access Management Policy, as it may be mended from time to time, and h
consideration of safety or operational concans. Nothing in any development permit
~ucd by the County shall Opt'Tare tO WSt any right to a median opening in thh project,
nor shall the County be liable for any claim of damages due to the presence or absence of
any median opening at any point along any road frontag= of this project.
