Hello Parker, Collier County Growth Management Staff, and Collier County Commissioners, Parker, thank you for taking the Ɵme to take my phone call on Tuesday, May 6, 2025. I called to follow-up on NC Square MPUD in reference to the next meeƟng that I and our Valencia Trails community members had understood was adjourned to voƟng on the project at the next Collier County Commissioners meeƟng scheduled on May 13, 2025, and with the expectaƟon that the developers were going to make revisions to the last submiƩed plan. To recap at a high level, 2 out of the 5 commissioners, Burt Saunders and Chris Hall, did not approve of the NC Square MPUD with 205 apartments as per the last plan draŌed, and suggested the plan be reviewed and revised with the concept/design of the originally planned home owned affordable housing townhomes. I let you know that I have been checking the Collier County CV Portal for the revised plan and the Agenda for the meeƟng on 5/13/25, and it appeared that neither informaƟon was available online at the portal site. You informed me that the meeƟng for the public hearing on NC Square MPUD with the Collier County Commissioners was actually rescheduled to May 27, 2025. In addi Ɵon, you informed me that you are also waiƟng for a revised plan to be submiƩed by the developer for NC Square MPUD, and that you had a conversaƟon with Jessica Harrelson the day before on Monday, May 5, and you have no response or indicaƟon when a revised plan on NC Square MPUD would be made available. I then asked you that in the meanƟme, if you could please enable the link to the Ad Req CC 5-27 posted on 4/24/24, assuming that it was the communicaƟon that should be made available to the public about the rescheduling of the hearing on NC Square MPUD. Once you enabled the link we did confirm that it was, in fact, the public ad for the rescheduling of the meeƟng to 5/27/25. In addiƟon, May I please ask of the Collier County Growth Management Staff assigned to this project, and the 5 Collier County Commissioners whom are responsible for voƟng on NC Square ensure the following is done: - Please ensure that ALL 5 Collier County Commissioners are available and aƩend the meeƟng on 5/27/25. This NC Square project will have a vast impact on not only the Valencia Trails community residents but all of Naples community. The decision made on the day of voƟng will not only have a short-term impact on Naples, but also a long-term impact on the whole infrastructure and atmosphere of Naples. Please ensure that all members are present on the day of vo Ɵng. - Ensure that if all Collier County Commissioners are not physically present on day of voƟng, please adjourn/reschedule the meeƟng for voƟng unƟl All commissioners are physically present to parƟcipate and vote. This is too important and all Collier County Commissioners should be present so that their decision on the direcƟon Naples will take is made with a heavily reviewed responsibility for Naples and all their consƟtuents. - Please ensure that the meeƟng Agenda and the revised NC Square MPUD plans are made publicly available through the Collier County CV portal ahead of the meeƟng(s). For the last couple meeƟngs, I have had to call to get this informaƟon ahead of Ɵme. I thank Parker Klopf for taking my phone calls and geƫng this informaƟon to me at least a couple business days ahead of Ɵme for the last hearing on April 8, 2025. I know now that I have to call in order to ensure I get the latest informaƟon. We agree Collier County is lacking in middle housing ownership opportunities. We think the board should stick with the original approved plan of 120-129 ownership townhomes for essential personnel and family startups. Giving families an opportunity to own, build equity and stability. According to the statistics shared at the meeting rentals greatly outnumber the middle ownership opportunities. As Commissioner Hall pointed out, we need to manage our growth. We oppose the increase in residential density that will come with the new proposed changes along Immokalee. The reduction in traffic with the proposed changes is questionable. Even so, the increase in residential density is out of control. Immokalee is a mess adding more doors will only exacerbate the situation. Please vote no on the proposed new changes. Dear Commissioners, I am writing to you both as a representative of the TwinEagles Homeowners Association in District 2 and as a homeowner in District 5 to express serious concern about proposed changes to previously approved development plans, specifically, requests for increased housing density at the NC Square mixed-use planned development across from TwinEagles and to the east of the GL Homes Valencia Trails Community along the Immokalee Road corridor. Allowing such changes sets a dangerous precedent and erodes public trust in the planning and development process. The current rate of growth in Collier County, particularly with thousands and thousands of homes being developed in the Estates, already far exceeds the relief that projects like the Vanderbilt extension could offer. Those of us who commute daily along the Immokalee Road corridor know firsthand that the infrastructure is already strained. Approving higher density in previously approved developments will only make this situation worse. On behalf of the Twin Eagles Homeowners Association and personally as a concerned resident, I respectfully urge you to listen to your constituents and deny the developer’s request for increased housing density. We ask that you prioritize sustainable, responsible growth and ensure infrastructure keeps pace with development. Thank you for your time and consideration.
