certain time frame or the BCC's actions are nullified. Be aware of your deadlines!

FIRST AMENDMENT TO COLLIER COUNTY STANDARD FORM LONG-TERM LEASE
NOT-FOR-PROFIT ENTITY
THIS FIRST AMENDMENT TO THE LONG-TERM LEASE AGREEMENT ("Amendment"),
entered into this 121k day of 1106twket , 2024, by and between SNIP COLLIER,INC,, a not-for-
profit corporation duly organized under the laws of Florida, whose mailing address is 6491 Sable Ridge
Lane, Naples, Florida 34109, hereinafter referred to as "Lessee" and Collier County, a political
subdivision of the State of Florida, whose mailing address is in care of Real Property Management, 3335
East Tamiami Trail, Suite 101, Naples, Florida 34112, hereinafter referred to as "Lessor," collectively
stated as the "Parties,"
WITNESSETH
WHEREAS, the LESSOR and LESSEE have previously entered into a Collier County Standard
Form Long-Term Lease Not-For-Profit Agreement, dated July 14, 2020, hereinafter referred to as the
`Lease,' which is attached hereto and made a part hereof this Amendment; and
WHEREAS, LESSEE and LESSOR are currently operating under the Lease which expires July
14, 2050: and
WHEREAS, the LESSEE and LESSOR are desirous of entering into this Amendment to extend
the Lease Term and amend certain other provisions of the Lease to demonstrate their commitment to an
ongoing strategic public-private partnership to enhance the well-being and care of animal in Collier
County, including the general enhancement of facilities and construction of a new facility thereon, by the
Lessee; and
WHEREAS, the LESSEE and LESSOR agree that additional services can be provided at the
location for the welfare of animals and the education of the public, including routine and emergency
veterinary services and domestic animal adoptions, and
WHEREAS, the LESSEE understands and agrees that adoptions must follow all local and state
regulations regarding stray holds, quarantines, and other regulations pertaining to stray and adoptable
domestic animals.
NOW, THEREFORE, in consideration of the covenants and agreements provided within the
Lease, and Ten Dollars ($10.00) and other valuable consideration, the Lease is hereby further amended as
follows:

1. Article 6. Term of Lease:
Following the expiration date of July 14,2050, the Lease term shall extend as follows:
LESSEE shall have and hold the Premises for an additional thirty(30)years, commencing on July
15, 2050, and ending on July 15, 2080. There is no option to further renew, but the Parties may
renegotiate the terms of this Lease at least ninety days prior to the expiration. If Lessee holds over
after the expiration of the lease term. such tenancy shall be from month-to-month under all of the

terms. cov enants and conditions of this I,case subject. hovvever. to Lessor's right to seek Iggal
relief to eject lessee from the Premises as a holdover.
