EXECUTIVE SUMMARY
Recommendation to approve the location of an off-premises directional sign and associated features for the
Paradise Coast Sports Complex within County road right-of-way in accordance with the City Gate
Commerce Park PUD and Permit Application Number PRSG20240310162.
OBJECTIVE: To have the Board of County Commissioners (“Board”) approve the location of an off-premises
directional sign and associated features on City Gate Blvd N, consistent with sign permit PRSG20240310162, for
the Paradise Coast Sports Complex.
CONSIDERATIONS: The City Gate Commerce Park PUD was originally approved in 1988 (Ord. No. 88-93) and
has been amended several times. The PUD includes a number of deviations, including for off -premises signs for
the Paradise Sports Complex. Specifically, Deviation #8 is to “permit one (1) off-site identification, promotional
and sponsorship sign, for the Sports Complex Project, within the Collier Blvd (C.R. 951) Right -of-Way with further
Board of County Commissioners approval by a simple majority vote of the location.”
Deviation #8 was discussed and approved by the Board during a public hearing for an amendment to the PUD on
March 27, 2018 (Agenda Item 9B; Ord. No. 2018-13). During the hearing, the discussion noted this deviation was
intended to allow the Board to approve the specific location of the sign, as opposed to requiring a Variance for a
structure to be constructed and located within the right-of-way (ROW).
The proposed sign is located on the northeast corner of the intersection of Collier Blvd and City Gate Blvd N within
the Collier Blvd (ROW) and meets all the requirements of Deviation #9 within the PUD, including:
• the display area of the sign does not exceed 9 feet by 15 feet for each side of the sign;
• it does not exceed 25 feet in height above the lowest center grade of the adjacent roadway;
• it is not closer than 0.5 feet from any property line;
• it is not located more than 4,500 feet from the Sports Complex project, and
• the sign abuts the MPUD boundary.
A subsequent ROW permit will address the work within the County right-of-way.
FISCAL IMPACT: The County will realize revenues as follows in the following funds:
Fund: Community Development Fund 1013
Agency: County Manager
Cost Center: 138900 - CDES Administration
Fund Revenue Generated by this Project: $50.00
GROWTH MANAGEMENT IMPACT: No Growth Management Impact is associated with this Executive
Summary.
LEGAL CONSIDERATIONS: Ord. No. 88-93, as amended, the City Gate Commerce Park Planned Unit
Development, Section 2.7.8 (Deviation #8), requires simple majority Board approval of the Sports Complex sign’s
location. This item has been approved as to form and legality and requires a majority vote for Board approval. -
