Agenda 2/14/2023 Item #10F (Conform the leased area of the Golden Gate Golf Course to correspond with the actual area)02/ 14/2023 10.F EXECUTIVE SUMMARY Recommendation to direct staff to, at the appropriate time, reduce the leased area of the Golden Gate Golf Course to correspond with the actual area used by Rural Neighborhoods, Inc., the Golden Gate Golf Course Housing Project Developer, and CC BSG Naples, LLC ("BigShots"), the Golden Gate Golf Course golf entertainment complex Developer. OBJECTIVE: To conform the leased area of the Golden Gate Golf Course to correspond with the actual area used by the Developers. CONSIDERATIONS: On May 25, 2021, the County entered into a long-term Ground Lease with CC BSG Naples, LLC ("BigShots") for development of an approximately 112-acre tract of land on the former Golden Gate Golf Course for a new golf entertainment complex. On November 10, 2020, the County and Rural Neighborhoods, Inc., entered into a Developer Agreement to develop an approximately 25.5-acre tract of land on the former Golden Gate Golf Course for an Affordable Housing development. A long-term Ground Lease is currently being negotiated and should reach the Board in the near future. I would recommend that when the time comes staff reduce the leased area of the Golden Gate Golf Course to correspond with the actual area being used by each Developer. Such a change can be accomplished by amending the legal description and sketch in the Ground Lease with BigShots and updating the legal description and sketch in the pending Ground Lease with Rural Neighborhoods, Inc. Maintenance and use of the excluded acreage will be the responsibility of the County as owner of the property. FISCAL IMPACT: None at this time. GROWTH MANAGEMENT IMPACT: There is no impact to the Growth Management Plan.
