June 2017 release of the final ULI Advisory Services Panel Report.
October 24, 2017 BCC accepts the Community Housing Plan
February 2018 BCC directive on Phase One: Increase AHDB from 8 to 12 units per acre, Expedite Development review and permitting, Use of publicly owned land and Streamline application
process.
May 2018 BCC directive on Phase Two: Community Land Trust, Reinstate Housing Trust Fund, Reduce or waive impacts fees and Marketing and Communications Plan.
October 9, 2018 BCC directs staff to move forward on Phase 3 implementation of five Initiatives.

BCC Directive, “Provide Relief from some site design standards for developments including Housing that is Affordable (i.e.- Road/sidewalk widths, generators, design criteria, reduced
parking standards, etc.)”
LDC 2.6.00 Affordable Housing Density Bonus.
The developer shall not disclose to persons, other than the potential tenant, buyer or lender of the particular affordable housing unit or units, which units in the development are designated
as affordable housing units.
The square footage, construction and design of the affordable housing units shall be the same as market rate dwelling units in the development.

Meeting was designed as a brain storming event to identify measures to promote the development of Housing that is Affordable.

Initiative One – Regulatory Relief
New LDC Section 4.02.39 – Design deviations for housing that is affordable. Provides relief related to elevation of internal private roads, exemption for 1 tree per lot when next to
a preserve or perimeter berm, alternative design for internal roads, alternative size and material options for internal sidewalks, allow triplex to exempt from SDP requirement, exemption
from well site dedication.
Cluster housing that is affordable can be administratively reviewed and approved, currently requires a conditional use which requires a public hearing.
Establish setback and buffers for housing that is affordable projects.
