Commissioner Solis,
Thank you for taking the time Thursday to discuss the upcoming meeting
regarding the proposed One Naples Development project.
The group was pleased to hear of your position against Stock's proposal. We
totally agree with you that Stock's plan is unacceptable regarding the key metrics
of height, setbacks, open space, mass, environment, etc.. Consequently, we
expect the applicant's request for a GMP amendment should be denied.
We are concerned how the process evolves during the hearing. For the applicant
to offer a series of changes to the pending application is an accident waiting to
happen. I know you agree this project is very complex and interrelated, it is
virtually impossible to appreciate the implications of changing one variable
without understanding how it affects others. For example, does an increase in
setbacks cure the open space deficiency? If the towers are lowered by four
stories, does this modification reduce the density to an acceptable standard?
The list of such interdependencies is endless.
If Stock believes his application is likely to be denied, he has the option to seek
continuationI revise his application and resubmit to the staff for consideration.
Staff has spent untold hours and resources to formulate their recommendations.
Although the Naples Park Area Association, the Pelican Bay Property Owners
Association, the Vanderbilt Beach Residents Association, Save Vanderbilt Beach,
and other communities support staff design conditions, the better option is to
deny the GMP amendment outright.
Finally, the number of respondents to the recently implemented attitude survey
continues to surge and not surprisingly, nearly 90% of those in your District 2
recommend denial of the Stock project. Total results by district will be presented
to the Commissioners at the March 1st hearing.
In closing, we thank you for the meeting and look forward to your leadership in
denying the GMP amendment request.
