Dear Commissioners, I am a resident of Trieste in Bay Colony. I also serve as a member of my local zoning board in Mason, Ohio, outside of Cincinnati. I understand the considerations you are undertaking in the proposal for the Stock Development. I oppose the current proposal as not sufficiently recognizing the interests of the area surrounding the proposed development. I fully recognize that Stock as a right to develop the property. But that right needs to be weighed against a number of competing interests. Approval of the current proposal will put a material strain on area resources, create traffic problems in an already crowded traffic area and most important from my perspective, sets the table for future developments along the beach corridor. We all know that our zoning laws are there to protect the integrity of the community while allowing some reasonable development. Those zoning laws need to be enforced by this commission in the interest of the ENTIRE community. Regular and material deviation from the zoning laws undercuts the whole reason for zoning laws in the first place. Only you can bring the discipline necessary to protect the integrity of zoning restrictions on development. In this instance, it is very important that any development be scaled back from the current proposal. While the iterations of the proposal have moved in the right direction, unfortunately, the proposals remain so far outside of the reasonable needs of the surrounding community that it is imperative that they need to be further scaled back. Sometimes developers take a gamble that the property that they invest in will be able to be developed in order to maximize their investment. People take risks all of the time. In this instance, it may be that the gamble will not pay off as handsomely as the developer originally hoped. That said, within the zoning laws and reasonable accommodations, a successful development can occur and the Stock group can recognize some return on its investment.
