We have met twice now - I was at your coffee meeting this week - and as a resident of Vanderbilt beach we need your help. There is a BIG issue with the water ways LEADING from the canal properties in Vanderbilt beach TO Wiggins Pass. Post hurricane the sand has shifted into the areas leading to Wiggins Pass leaving boaters very little depth to get TO the Pass. You gave me GARY McAlperin as a resource in your last email ..I went to meet with him and he told us the waterways leading TO the Pass are not the responsibility of the county. He then sent me to Michelle Arnold and Harry Sells whom I met with last week. They advised that our community make an attempt to have the MSTU committee ADD the waterways as part of their mission to get the water ways dredged. We went to that meeting yesterday. Your assistant Angela left the meeting BEFORE this topic was discussed. The MSTU group has NO, absolutely NO desire to add the waterways as part of their "mission". That group actually pointed us BACK TO THE COUNTY stating that because the hurricane has caused additional challenges to our community begin able to SAFELY navigate to the Pass, that the COUNTY should be taking this on from a funding and dredging perspective As you well know there is a dredging project that is about to start, and Gary McAlperin stated it will turn 100 yards into the passage toward our community, but it will not go further than 100 yards. The waterways and ability to safely navigate to Wiggins Pass have a direct impact on boating AND PROPERTY VALUES for our community. Bottom line is simple - we want to know WHO and HOW to get the water ways dredged for SAFE passage to Wiggins Pass and where those funds would come from. We were told that this area we have concerns about was in fact dredged 15 years ago. Don't know by who or where the funds came from. But if it was done once before then presumably it can be done again, one would think. AND there is a dredging project about to start in that area, so logic and time would say just dredge the entire area - however funding and " who owns what" portions of that waterway for passage is somewhat confusing ! It is NAVIGABLE WATER so is this a county or state issue and how does it get corrected? It also seems that the Naples ONE project , which I am hearing includes dockage and a marina , would have to have a solution for this as well. Kinda hard to sell canal property to boaters if you can't get OUT of the canal to the gulf ! Our community seems to be hitting quite the wall when it some to a solution for this. The Developer has proposed to build a 300-unit (600 cars), 18-story condominium project and a 3-story parking garage; a 21-story structure. This Development violates the Collier County Growth Management Plan and violates current Zoning. A property is only entitled to its current zoning-nothing more. Don’t be misled when our current commissioner states the developer could build a Home Depot there; he could… but he won’t. The Developer spent 19.7 million dollars and will not build a building that is destined to fail. The County Commissioners will vote whether the Developer has to adhere to the Growth Management Plan and current Zoning or to give the Developer what he wants but is not entitled to. Brad Schiffer will vote NO to a Zoning change and NO to a Growth Management Plan amendment. My vote is for Brad! Please share this information; our community’s future is at stake! I thought providing my questions and concerns prior to the meeting would be be helpful. The following are items both my neighbors in Vanderbilt Beach as well as Naples Park are very concerned about. 1- One Naples Condo Development Project- Status, Likelihood that it will receive Commissioner's approval for Variances etc.? 2-Vanderbilt Drive Bridge project completion date? Traffic nightmare for a second season. 3-County purchase of Delnor-Wiggins State Park. Would a parking garage be built ? 4-Clam Pass Beach Access Project. Status? As you can see from the above discussion Beach access and traffic in this area is becoming a problem for those of us that live near the beach. In season I can rarely get over the 111th Ave bridge due to traffic backups from people trying to get to the beach. The new development will only add to this major problem. We are pleased to see the bus offering transportation to the beach. However, once again it is always Vanderbilt Beach that must accommodate beach goers. Here’s the status as I understand it: To my knowledge, Stock Development has only attended one pre-application meeting with County Staff and has not presented any formal plans for the development. The notes from that pre-application meeting with staff state: “Overall, the project is unsettled, thus the Pre-Application meeting seems premature. It is difficult to discuss specifics when project size, location(s), development details and other features are not pinned down. No definitive discussion of data and analysis could take place . . .” This meeting occurred in April of 2016 and to my knowledge there have been no further meetings with County staff. In July 2017, as reported by the Naples Daily News, Stock Development closed on the purchase of only a portion of the overall property - about half of the proposed 7 acres. It is also my understanding that over the summer Stock Development made a public records request for and received all correspondence the commissioners had been sent regarding the project. Therefore, they are very aware of the concerns being raised by the surrounding homeowners. They have since taken down the One Naples website, which now consists of a single page that states they are in the process of redefining the project based on community feedback. Taken altogether, it appears that the One Naples project is only in the conceptual stage. If and when Stock Development submits its application, the project will be subject to many different levels of review before any approval is granted. During the review process, there will be many opportunities for residents to comment on the proposal. There will be an official neighborhood information meeting (the meeting in May 2017 was not intended to replace this required meeting), at least one public hearing before the Collier County Planning Commission, and a public hearing before the County Commission itself. I would urge anyone with concerns regarding the project to attend these publicly noticed meetings. Please keep in mind that the entire property is currently zoned commercial and could be developed into a very intensive commercial development without any public hearings or community input. This includes gas stations, fast food restaurants, etc. This type of development could have a greater impact on traffic in the area than a residential one. This is an important fact that nearby residents should consider as well. Finally, it seems very likely that the project eventually presented to the Planning Commission and County Commission will differ significantly from the conceptual materials that were presented to the public last May. (It's drying my hair out) HERE is the most recent annual Drinking Water Quality report, which hopefully will answer your water questions. **It would be nice to know what is going on in my North Naples neighborhood.** #2. What is happening with Stock Development on Vanderbilt? The short answer on this is nothing – they have still not made any application to the county. Stock had a pre-application meeting with staff in early 2016, where they had no clear defined project, and which staff called premature. Following their public meeting in May 2017, they changed the website (OneNaplesLiving.com) to read “At this time, we are redefining the One Naples project to address the valuable feedback received from the community.” And since then there has been nothing on this project. At this point, any re-zoning application would start from the beginning again, with a pre-application meeting. #3. What is being done in the Vanderbilt Beach Road area ... I see piles of dirt, trucks, dumpsters, etc., in a lot next to DaRoMa Restaurant? The contractor for the utility work in Naples Park is using that as a staging site. #4. BTW: I have heard the Ritz-Carlton has been approved to build a mammoth extension to the South which will end just 15 feet from the Remington condominium and create an 18 story concrete wall from the North end of the Ritz to the South end of the Remington .... what a shame. Is this true?? Instead of going so wide, why doesn't the Ritz go high?? The Ritz has applied to amend their site development plan, but nothing has been approved as of now (the most recent correspondence from County staff sending the application back for re-submittal is dated 11/21/18). From the Ritz’s application, dated 10/12/18: “The proposed hotel addition will be 14 stories and will be connected to the southwest side of the existing Spa at the Naples Ritz-Carlton Beach Resort. An associated three-story parking garage, gate house, cabana building, and associated improvements are proposed in conjunction with the addition . . . only 5.11 acres [of the existing 26+ acres] will be disturbed for the improvements. The hotel addition proposes 74 hotel rooms, but 99 of the existing rooms in the main hotel will be converted to 49 larger rooms for a net of 24 additional rooms.” (The original permit was for more rooms than were originally built, so they are allowed 24 more rooms than currently exist there.) The proposed addition would be built over existing improvements – the tower and cabanas would be built on what is currently a pool deck, the parking garage would be built on an existing parking lot, the gate house on an existing road. It seems nothing would be any closer to the Remington than it currently is, and actually set back from the Gulf, adjacent to the tennis courts and behind the larger, family pool area which is directly north of the Remington. But again, nothing has been approved as of now, things could still shift within their allowed site development envelope. Known as Naples one! 3.6 acres and a 21 story building with 300 units on this parcel! Let see this figures out to 83.3 units per acre… I know that the commission just approved a parcel of property on the triangle for 72 units per acre. This is beginning to look like Miami… When I was in office we did hold buildings to a height of 10 stories. Is it that important that we build huge skyscrapers and ruin the ambience of this County, so we look like Miami or Ft. Lauderdale??? Be very interested to hear what you think of this concept and the traffic impact in the area of Vanderbilt Beach area. I think you need to revisit the snack bar at the beach and a walkway from the third deck of the parking garage and a viewing platform for those that are handicap and can’t use the beach! The notes from that pre-application meeting with staff state: “Overall, the project is unsettled, thus the Pre-Application meeting seems premature. It is difficult to discuss specifics when project size, location(s), development details and other features are not pinned down. No definitive discussion of data and analysis could take place . . .” This meeting occurred in April of 2016 and to my knowledge there have been no further meetings with County staff. In July 2017, as reported by the Naples Daily News, Stock Development closed on the purchase of only a portion of the overall property - about half of the proposed 7 acres. It is also my understanding that over the summer Stock Development made a public records request for and received all correspondence the commissioners had been sent regarding the project. Therefore, they are very aware of the concerns being raised by the surrounding homeowners. They have since taken down the One Naples website, which now consists of a single page that states they are in the process of redefining the project based on community feedback. Taken altogether, it appears that the One Naples project is only in the conceptual stage. If and when Stock Development submits its application, the project will be subject to many different levels of review before any approval is granted. During the review process, there will be many opportunities for residents to comment on the proposal. There will be an official neighborhood information meeting (the meeting in May 2017 was not intended to replace this required meeting), at least one public hearing before the Collier County Planning Commission, and a public hearing before the County Commission itself. I would urge anyone with concerns regarding the project to attend these publicly noticed meetings. Please keep in mind that the entire property is currently zoned commercial and could be developed into a very intensive commercial development without any public hearings or community input. This includes gas stations, fast food restaurants, etc. This type of development could have a greater impact on traffic in the area than a residential one. This is an important fact that nearby residents should consider as well. Finally, it seems very likely that the project eventually presented to the Planning Commission and County Commission will differ significantly from the conceptual materials that were presented to the public last May.
