General conditions in each phase/tab are a percentage only, if a phase /tab is removed from this contract, general conditions and requirements will needed to be re-adjusted. GENERAL ITEMS VW rrManhattan - 1 lB Builder-Driven Pre-Construction' 1. This estimate includes a construction schedule that assumes a notice to proceed for phase 2.1 and 2.2A no later than January 31, 2021. This schedule assumes no interruptions in flow of construction resulting from funding source delays of effect of any covid-19 implications on construction. If these matters affect the schedule, the schedule and costs will require adjustment. 2. We have excluded any costs for hazardous materials removal or mitigation, or tiff fees for contaminated soils. These fees have and will continue to be paid directly by the owner. 3. Builder's risk coverage is provided. This will be a deductive change order and held by the owner. 4. The following items are not included in this estimate, but should be taken into consideration or provided by the owner or design team: a) Design fees for architects and consultants. b) Threshold inspection and inspection costs are by the owner. c) Cost of building permit and inspection fees. d) General Liability and Umbrella coverage is included at a rate of 1.175%of total project cost. e) Escalation of construction costs is not included in this GMP but if the project is awarded by December 31, 2020, and Manhattan Construction can proceed with buyout then escalation cost will be avoided. 5. FF&E by owner. BP01 GENERAL CONDITIONS AND REQUIREMENTS 1. The general conditions and general requirements values included in the GMP proposal are not line item guaranteed maximums by month but a total guaranteed maximum for general conditions and general requirements for this total phases of the project. The schedule submitted is to establish the guaranteed maximum total staffing allocation and is not intended to limit the construction managers flexibility in assigning staff in each monthly pay period. The construction manager may vary the allocation of hours in each billing cycle so long as the total is not exceeded. Only the costs spent each month for staff at the approved rates identified in exhibit h will be charged to the project which also applies for the miscellaneous administrative costs including the GMP proposal. The construction manager will submit a monthly detailed invoice report documenting the daily log of staff hours multiplied by the approved rates. The report will identify the percentage used compared to the percentage of the time to final completion. Unused hours will be reconciled at final completion and the value will be returned to the owner. 2. Manhattan construction's estimate is based on a 14-month uninterrupted construction schedule and includes costs for temporary conditions and general conditions. 3. Based on approved standardization as approved by Collier County; previously competitively bid within phase 1. Basis of design is based on Dak-Tronics. BP12F SITE FURNISHINGS (SHADE STRUCTURES) 1. Installation of ten (10) player shade structures for fields 1-9 based on us shades#215 panorama (10'- 0" x 20'-0"). Based on approved standardization as approved by Collier County; previously competitively bid within phase 1. 2. Installation of five (5) player shade structures for fields 1-5 based on us shades#215 panorama (13'- 0" x 45'-0"). Based on approved standardization as approved by Collier County; previously competitively bid within phase 1. BP26A ELECTRICAL 1. We have not included the following systems within the electrical package: a) Fire alarm b) Security/CCTV/access control c) Telephone and data 2. We have included the underground conduit for the RV Park phase 2.2A; this includes the service and electrical for one (1) caretakers house#19 per riser diagram on sheet RB-104. The following items are included for this scope of work: a) FPL underground for the utility transformer loop of(3) 2" PVC empty conduits, SBO, from east to west through the RV Park. b) This presumes there will be a utility transformer placed in the RV Park at or near the building#19 to serve the RV Park.
