CASE PRESENTATION GUIDELINES
Good morning/afternoon.
For the record ,( JOHN JOHNSON ), Collier
County Code Enforcement.
This is in reference to Case number CESD20190008083 dealing
with a Violation of Collier County Land Development Code 04-41 as amended, Section 1.04.01(A), specifically: A mobile home that has had extensive interior modifications, a separate
garage building structure, and, an accessory structure on the rear of this property do not have the required permitting, inspections and approvals from the county.

Service was given on January 16, 2020.
I would now like to present case evidence in the following exhibits:

Present details of case.
On July 3, 2019 the Bayshore CRA reported a Residential property that was being used as a hotel/motel and a sober home. It appeared that multiple rooms were being rented out in the
home.
Subsequent investigations confirmed that a Sober Home was being operated at this location.
Upon interior inspections of the primary structure, the Building Official Determined that permitting violations related to this complaint do exist, and as such, the county permitting,
inspections and approval processes must be fulfilled for all structures on this parcel.
To date the permitting violations still exist.

building, and the accessory structure at the rear of the property)

and one of the following options must be met to abate the violations:
OPTION 1 - To continue to operate as a Sober Home,
Must obtain all Collier County Permits, inspections and Completion Certificates for the mobile home modifications and all accessory structures. (Built in 1977)
This MH must maintain a maximum occupancy not to exceed 5 persons receiving services, or, must obtain a change-in-use Zoning amendment from the County which designates a patient occupancy
equal to or greater than your maximum existing occupancy at any time.
Must obtain and install, or cause to install, a Florida Building Code certified/approved fire sprinkler system (permits and inspections are required).
OR
OPTION 2 - For general occupancy: (not a Sober Home)
Must obtain all Collier County Permits, inspections and Completion certificates for the mobile home modifications and all accessory structures, AND, Must cease all Sober Home Activities
at this parcel and comply with Collier County Dwellings Occupancy Standards…
(Every dwelling unit shall comply with the minimum space footage requirements of the Land Development Code and shall contain at least 250 square feet of habitable floor space for the
first occupant and at least 200 additional habitable square feet of floor area per additional occupant, not to exceed more than 4 unrelated individuals per household. No habitable room
other than a kitchen shall have an area of less than 70 square feet as prescribed in the Building Code.)
OR, OPTION 3 (zero occupancy)
Must obtain all required demolition permits, inspections and Certificate of Completion to remove the MH and accessory structures from this parcel.
To date, none of these options have been met and the property remains in violation.
