06) Case Narrative 072120CODE ENFORCEMENT BOARD CASE PRESENTATION GUIDELINES Good morning/afternoon. For the record, Bill Shanahan, Collier County Code Enforcement. This is in reference to Case number CELU20190013462 dealing with violation/violations of Collier County Land Development Code 04-41 as amended, Section 1.04.01(A) , Land Uses; and Section 2.02.03, Prohibited Uses; for unauthorized storage units kept on Residential zoned property Located at 3078 52nd St SW, Naples, FL 34116 , Folio: 36454120005 . Service was given on December 3, 2019 , I would now like to present case evidence in the following exhibits: One photo taken November 13, 2019 One photo taken May 11, 2020 and One photo taken July 13, 2020. All photos were taken by me and depict the unpermitted right-of-way. Aerial Photos from Collier County Property Appraiser website from 2015 showing no storage unit, 2016 when the first unit was placed on the property, 2017 when two units were present on the property, and current year 2020 showing the storage units remain. This case was initiated as a complaint for two storage units on the owner’s property. A site visit was conducted on Nov 19, 2019 and the storage containers were observed. I left a warning tag for the property owner to make contact to further discuss. After further research was conducted, I found no active permit for the property. There were two previous permits issued to the owner. Permit PRBD20160309595 for the construction of a master bedroom addition, attached lanai and screen porch. This permit was issued June 6, 2016 and the final inspection was March 9, 2017. Permit PRBD20160728082 had been issued for a roof over existing walls for a shed on the side of the house. The permit was issued July 22, 2016 and the final inspection was on March 9, 2017. As the aerial photos show the storage units have remained on the property since 2017. As of yesterday, a site visit shows the violation remains and there is no active permit on the property. The owner has stated she has been moving items so the units can be taken away.
