EXECUTIVE SUMMARY
Recommendation to approve the Collier County Airport Authority Standard Form Lease
Agreement with Brightest Antares, LLC, for office space in the new Marco Island Executive
Airport terminal building.
OBJECTIVE: To transition current business tenants at the Marco Island Executive Airport (MKY) from
the old terminal building to the new building.
CONSIDERATIONS: Brightest Antares, LLC entered into a lease agreement with the Airport Authority
on March 13, 2018, for administrative office space within the existing terminal building at MKY.
The Airport Authority has constructed a new terminal building to replace the existing facility, which will
be decommissioned upon taking occupancy of the new facility. Comparable office space is available for
lease within the new facility. The Airport Authority and Brightest Antares, LLC (Lessee), desire to
execute a new Agreement for comparable office space in the new facility, which will become effective
once the Authority takes occupancy of said facility. The Lessee is in good standing with the Authority.
The office space in the new facility is approximately two hundred sixty-six (266) square feet. The term of
the agreement is sixty (60) months and will commence on the date the Authority obtains a Certificate of
Occupancy for the new facility. Either party may terminate the agreement for any reason with sixty (60)
days prior written notice.
In addition to the initial monthly lease rate of $554.17, plus applicable taxes, the tenant will pay the
Authority an annual Commercial Operating Fee of $200, plus applicable taxes, both in accordance with
the currently approved rates and charges. To allow sufficient time for the Lessee to transition from the
existing facility to the new facility, rent shall not be charged for the first two (2) months after Lessee
assumes occupancy of the Premises.
FISCAL IMPACT: Monthly rent in the amount of $554.17, plus an annual Commercial Operating Fee
of $200, will be deposited into the Airport Authority Operating Fund (495), Marco Island Executive
Airport Cost Center (192370) upon collection.
GROWTH MANAGEMENT IMPACT: There is no impact to the Growth Management Plan related to
this action.
LEGAL CONSIDERATIONS: This item is approved for form and legality and requires a majority vote
for Board action.-JAB
RECOMMENDATION: To authorize the Chairman to sign the attached Collier County Airport
Authority Standard Form Lease Agreement with Brightest Antares, LLC, for office space in the new
Marco Island Executive Airport terminal.
