TO HAVE AND TO HOLD the easement hereby granted unto said GRANTEE, its successors and assigns. GRANTEE by acceptance of this easement agrees for itself, its successors and assigns, tenants, and invitees to: 1.) In no way interfere at any time with the right of ingress and egress of GRANTOR, its successors and assigns, or any other party having or requiring access to any of the properties over / under / on / adjoining the lands which said easement is granted; and 2.) In no way interfere with the right of the GRANTOR, its successors and assigns to utilize the aforesaid properties over, under / on which said non-exclusive easement is granted, for purposes of ingress and egress, and construction, repair and maintenance of pavement, curbing, drainage, walkways, electric lines, telephone lines, cable television lines, water, sewer and irrigation lines, and landscaping; and 3.) Not make any alteration or modification to the improvements within said easement without the prior written approval of GRANTOR, which approval shall not be unreasonably withheld. This Grant of Easement shall run with the land and shall be binding on and inure to the benefit of the parties hereto, their successors and assigns forever.
