20191218142655571RECEIVED DEC 0 3 2019 OFFICES OF COLLIER COUNTY 130ARD OF COUNTY COMMISSIONERS CBIA3200 Bailey Lane.Suire110.Naples, FL 34105.www.cbia.net November 27, 2019 Dear Chairman McDaniel and Commissioners, — -Weare writing -in -support -of the Rivergrass Village -proposed by -Collier -Enterprises on -behalf of -the -Collier . Building Industry Association (CBIA). The homes, amenities, and local goods and services that are planned for this new village are highly sought-after in eastern Collier County. The master -planned community will be located on 1,000 acres previously impacted by agricultural activities — the best approach to new development — and importantly, will be surrounded by more than 5,000 acres of high-quality conservation lands that will help maintain an important wildlife corridor. We commend Collier Enterprises for the commitment to having more than 40 percent of the 2,500 homes planned for Rivergrass initially priced from $250,000 to $310,000, filling an important gap in attainable housing in Collier County. The neighborhood shopping, retail outlets, and restaurants that will be integrated into this village will allow Rivergrass residents to stay close to home — which means less traffic on our roadways. Rivergrass exemplifies "growth paying for growth" in Collier County: The project will generate more than $59 million in impact fees — including $17 million in road impact fees alone — plus annual tax revenues of $10 million to the County. This is a win-win for all stakeholders in Collier County. Another win-win is Collier Enterprises' commitment to exceeding the County's development guidelines, including the preservation of 5,000 acres of environmental lands surrounding Rivergrass that will protect in perpetuity the most valuable wetlands and natural habitat in the area. And the change of land use from agriculture to residential means a reduction in water consumption— another advantage for the environment. --Given all these meaningful factors, we strongly encourage you to approve the application for Rivergrass. Thank you for the consideration. Since Ryan Benson Principal: A Vernon Allen Builder President: CBIA ]c. What a wonderful building. Very much needed. As a former member of the BOD I am happy to see the Zoo doing so well. I am writing to you about the Rivergrass Village which was rejected by the County Planning Commission. I am hoping that you and other County Commissioners will vote this project down. It is my understand that unlike Ava Maria this land is right in the middle of the Panther lands. Another gated communities that only increases the traffic. I Know that the Conservancy is against this project because I spoke to Rob Moher about it yesterday. Please stand up and do the right thing. Hope you are doing well. Best wishes, Susan H. Earl, 945 Wedge Drive, Naples, FL 34103 Searl39@aol.com SUBJECT LINE: Please vote to deny Rivergrass Village SRA on DecembeWEIVE® DEC 12 2019 OFFICES OF COLLIER CQUNTY Dear Collier County Commissioners: GOARnAFCot3NrY00MMISSIONrRIJ I am writing to express strong opposition of Rivergrass Village and I am asking you to vote for denial of the project on December 10. If approved, Rivergrass Village would set a bad example for future development in eastern Collier County. Not only would Rivergrass Village destroy over 700 acres of habitat for the endangered Florida panther, but also Rivergrass' design is contrary to the type of development Collier County citizens were promised for eastern Collier. New villages and towns should be self-sufficient, walkable, and provide an innovative plan to accommodate residents of all ages, incomes, and abilities. Instead, Rivergrass Village is no different than a typical gated subdivision, because it is sprawling, it will worsen traffic congestion, and it requires residents to drive for essential goods and services. The plan is also very dangerous for pedestrians and bicyclists because they must cross Oil Well Road, a 55 - mph freight road, to get the Village Center. Furthermore, the project's lack of housing diversity would only worsen the county's affordable housing crisis. Please vote "No" on Rivergrass Village in order to maintain high standards of development in Collier County and to require developers to play by the rules.
