The homes, amenities, and local goods and services that are planned for this new village are highly sought-after in eastern Collier County. The master -planned community will be located on 1,000 acres previously impacted by agricultural activities — the best approach to new development — and importantly, will be surrounded by more than 5,000 acres of high-quality conservation lands that will help maintain an important wildlife corridor. We commend Collier Enterprises for the commitment to having more than 40 percent of the 2,500 homes planned for Rivergrass initially priced from $250,000 to $310,000, filling an important gap in attainable housing in Collier County. The neighborhood shopping, retail outlets, and restaurants that will be integrated into this village will allow Rivergrass residents to stay close to home — which means less traffic on our roadways. Rivergrass exemplifies "growth paying for growth" in Collier County: The project will generate more than $59 million in impact fees — including $17 million in road impact fees alone — plus annual tax revenues of $10 million to the County. This is a win-win for all stakeholders in Collier County. Another win-win is Collier Enterprises' commitment to exceeding the County's development guidelines, including the preservation of 5,000 acres of environmental lands surrounding Rivergrass that will protect in perpetuity the most valuable wetlands and natural habitat in the area. And the change of land use from agriculture to residential means a reduction in water consumption— another advantage for the environment. ---Given all -these meaningful factors, we strohgly encourage you to approve the application for Rivergrass.
