Property History
Under the 1983 Settlement Agreement, Avatar Properties dedicated 1,061.5 +/- acres to Collier County whereby land or money derived from the sale of the dedicated land would be used by
the Board for purposes directly to benefit the residents of Golden Gate Estates.
In 2005, 56.69 acres +/- was conveyed to the Parks and Recreation Department which was located at the property known as the Randall Curve Property cited for use as a Park.
In 2002, Transportation purchased 9.1 acres +/- for stormwater retention resulting in the remaining 47.59+/- acres.

Brief History of Board Action
December 11, 2018, Agenda Item 11A, staff proposed entering into an agreement with the Collier County Public School District to jointly develop a bus garage, road maintenance facility
and supporting ancillary facilities on the Randall Curve parcel. The Board directed staff to proceed with project planning as outlined, while simultaneously allowing interested buyers
to submit proposals to acquire the property.
February 12, 2019, the County Commission directed that the property be advertised for sale for a period of 60 days.
The property was advertised for sale in the Naples Daily News on March 7th and March 14th, a for sale sign was placed on the property and a press release was issued. The County received
four (4) proposals for the property.
At the April 23, 2019, Board Agenda Item 11A, Board direction was to continue the item to the May 28, 2019, Board Meeting to allow the District 5 Townhall Meeting and to request the
offerors to present their proposals at the meeting.
May 28, 2019, Board Agenda Item 11B, Board direction was to set the date and time of June 14, 2019, at 2pm to accept best and final offers at which point staff will review and evaluate
the offers and bring back an agenda item for the June 25, 2019, BCC meeting. A legal notice was published in the Naples Daily News on June 5th and 12th.

Recommendations
Declare the 47-acre +/- parcel surplus or retain it.
Accept the offer from WW&MR, Woods, Weidenmiller, Michetti, Rudnick, on behalf of Sports Camp, Inc., d/b/a Sports C.L.U.B., or accept the offer from Crown Management Services.
Direct the County Manager or his designee to prepare a Real Estate Sales and Purchase Agreement with the appropriate entity selected and authorize the Chairman to execute the Agreement
on behalf of the Board.
Follow appropriate closing procedures and authorize the Chairman to execute the Statutory Deed, once prepared and approved by the County Attorney’s Office, and to record the deed in
the public records of Collier County.
Authorize the net proceeds from the sale to be deposited into reserves for future allocation by the Board.
Authorize the necessary budget amendments.
Direct the County Manager to work with the developer of the Immokalee Road Rural Village to prepare a DCA for potential partnership with the developer, and to work with the School District
to locate joint facilities at this site.
