Honoring the Past
The Naples Heritage Golf and Country Club (NHGCC) opened in 1997 and at the time was the fastest -selling
community of its size in Collier County. The members were looking for and found in this community a
casually elegant club to call their home. NHGCC offered state-of-the-art amenities including a championship
golf course, six tennis courts, four pools, a fitness room, and a restaurant.
The members took ownership of the club almost 20 years ago and never looked back. As time went by, the
membership evolved into a community of close friends and neighbors who realized the developers had not built
the club with amenities of the quality and scale appropriate to the active lifestyle and very social nature its
members desired. In 2006, in response to ever-increasing social demands, the membership voted to enlarge the
dining area, add the present-day grill room, and modestly increase the space available for fitness activities.
More recently, the club increased space for casual gathering by adding two fire pits and furniture, and it created
four pickleball courts to respond to the rapid growth and member interest in that sport.
Challenging the Present
Since our last major renovation thirteen years ago, changes have occurred in the golf and country club
environment. These trends, along with significant lifestyle changes and new demographics, compelled us to
respond.
Researching our "competitors," surveying our members, studying local and national trends, and listening to
your feedback during focus groups and town hall meetings led us to the following conclusions:
• Fitness is of significant importance to all age groups, and our fitness class enrollment has increased well
beyond our classroom size.
• Our aging pool and spa need to be updated and made more energy efficient.
• There is a growing interest in outdoor dining; our current concession area needs enhancements to
provide expanded service.
• Interest in racquet sports has increased, and our NHGCC Racquet Association membership has more
than doubled in the last five years, to 180 members.
• The lack of meeting rooms, inadequate storage space, and the need for more parking space require
solutions.

Highlights
Cabana
An expanded concession area, with several screened -in tables, offers a casual dining venue for pool users, golfers, and
others with a great poolside view.
Similar to the grill room, the bar area will support overhead televisions. Ceiling fans will complement the roofed, screened
dining area. No air conditioning is planned as the facility will likely not be open during the hot summer months. A
screened -in beverage bar, seating a dozen people, provides all -day service capability, with coffee, juices, pastries, and
smoothies in the morning through cocktails later in the day, while providing lunch fare and appetizers, such as soups,
salads, sandwiches, hot dogs & hamburgers, wings, and more!
Awnings will offer shade to diners who sit at additional tables and chairs on either side of the screened -in area.
ADDITIONAL IMPROVEMENTS
Parking
The tennis relocation creates 69 more parking spaces at the clubhouse, and 20 new spaces at the tennis
facility.
Storage
Converting existing office space into a storage area provides greatly needed storage space for tables, chairs,
etc. and will reduce juggling of furniture for event setup.

A roofed tennis pavilion offers covered seating, washrooms, ice/water, and storage space for tennis equipment.
Creating the Future
Three years ago, the Campus Expansion Project was approved by NHGCC members, but the Collier County
Board of Commissioners suspended our plans, suggesting we alter our intended tennis courts relocation to a
different area.
This project's goals remain unchanged ---the focus continues to be on balancing our community's immediate
needs and positioning NHGCC for the future by substantially updating existing amenities through
refurbishment and new construction.
The NHGCC Campus Expansion Project plans.to modernize fitness, the pool area, outdoor dining, and social
amenities. The new Fitness Center will provide substantially more space for both classes and equipment. In
addition to our current fine dining and grill room areas, we will now offer an expanded concession area with
both outdoor and screened -in seating and a small bar, all offering an eye-catching view of our newly redesigned
pool and deck area. For the first time in club history, meeting attendees, card players, and others will have a
dedicated multipurpose area for those activities. Parking, storage, and office space will all be increased.
We members can rightfully take pride in Naples Heritage: we have a great location, a vibrant clubhouse,
beautiful preserves, an excellent Audubon -certified golf course, a strong and varied fitness program, robust
racquet sports, wonderful amenities, and a tremendous group of neighbors that form the social "glue" that holds
everything together.
The Naples Heritage Board of Trustees is committed to maintaining NHGCC's role as one of Southwest
Florida's premier bundled communities by continually addressing current issues and also preparing for the
future. The proposed changes are designed to respond to member interests, resolve immediate concerns, and
protect our position in the competitive bundled community market. We hope you share the vision that this
proposal presents.

Sources Explanation
• Special Assessment: Consists of an annual assessment of $700 per residence, covering the 8 -year
period from 2019 through 2026. The 2019 assessment will be payable on July 1, and all subsequent
assessments on January 1.
• Reserve Funds: The anticipated Reserve Fund balance at project start is $2,200,000, with $1,320,100
allocated to the project. The remaining reserve balance, along with other sources of reserve funds, will
be used for capital expenditures not associated with the project. The Reserve Fund is projected to be
sufficient to pay for these expenditures, and to have a positive balance at project completion.
• Annual Budget Surpluses: This source is based on the Club's long-standing history of producing
budget surpluses averaging $200K per year.
Uses Explanation
• Construction Costs: Includes labor, materials, and other costs directly related to construction.
• Other Project Costs: Includes furniture, fixtures, equipment, landscaping, permitting, professional
fees, and other non -construction costs.
• Contingency: Approximately 9% of construction costs.
• Credit Line Interest: A bank line of credit, with a cap of $5,500,000 and an interest rate of 4.65%, will
be used to finance the project. It is expected that the loan amount will peak at $4.4 million, with full
payment by 2026.
Other Financial Information
• The estimated increase in staffing and other operating costs associated with the new facilities is
projected to be $160 per household, to begin in 2020.
Timeline and Other Comments
With a positive membership vote, and assuming zoning issues, licensing, and permits are resolved in a timely
fashion, groundbreaking would commence by Summer of 2019, with completion targeted for the end of 2019.
The clubhouse, golf course, and the dining and grill rooms will remain open and operational during
construction. The satellite pools, pickleball, and satellite tennis court will remain available for member use.
Efforts will be made to arrange for reciprocal use at other clubs should the need arise.

Established in 1997, Naples Heritage (NHGCC) is a golf and country club community located on over 550
acres of land, of which 252 acres are Florida natural preserve. Nestled into this natural landscape are a
total of 799 units, providing NHGCC with the lowest density of any community of its type in Naples.
NHGCC is proud of its ongoing certification as an Audubon Cooperative Sanctuary ---balancing living
space and natural preserves.
Our tightknit community has strong neighborhood roots, with 553 registered voters residing in NHGCC,
and engages in many philanthropic endeavors, both within NHGCC and across the community:
Naples Heritage Cares, our 501(c)(3) charity, actively raises money for local charities that work to
improve the lives of Southwest Florida families. We do this through varied channels such as golf
tournaments, contests, and sponsorships; fashion shows; raffles and auctions; and individual dona-
tions.
Thanks to the continuing generosity of our members, more than $200,000 has been raised to
date to benefit several charities, including Boys & Girls Club of Collier County, Laces of Love, Sun-
shine Kids, the Shelter for Abused Women & Children, and The Golisano Pediatric Hospital. We
are honored that the fifth floor nurses' station in the Barbara's Friends Unit of the Golisano Pe-
diatric Hospital is named for Naples Heritage.
We have also hosted charity golf tournaments for the VFW, the American Legion, and the Collier
County Heart Walk.
• Our Neighbors Helping Neighbors initiative has members who assist with tasks including rides to
medical appointments and chores like picking up mail, helping with groceries, taking out trash, and
doing minor handyman chores for residents with mobility issues.
A significant number of our residents are active volunteers for local organizations, including Laces of
Love, Sunshine Kids, Habitat for Humanity, Naples Botanical Garden, and Boys & Girls Club of Collier
County.
