I am writing this email in regards to the Baumgarten MPUD which is on your agenda for Tuesday,June 11th. My wife
and family have lived in Naples since 1976. The growth we have seen in Collier County is staggering. Our concerns are
with the planned development at the corner of Immokalee Road and Collier Blvd. We moved into Tuscany Cove a few
years ago when the Pelican Nursery was in operation. I am 70 years old and have been a Golf Course Superintendent in
Naples since 1976. In the past I purchased plants from the nursery for the golf course where I work and had no idea it
would go out of business. My wife and I moved into Tuscany Cove to enjoy the serenity of the location. We live directly
behind the planned project. The peacefulness is now In jeopardy. We have two requests for the planned development.
We understand a 15' wide landscaping buffer is planned. The request is that a berm be put in place within this 15'for
the hedge plantings. Knowing the planned apartments would be sixty-five tall, a berm with 6' elevation and with 6'
height plantings would be a good buffer. The buffer would also include trees which could be placed behind the berm
buffer. The second request is for the parking lot of the planned apartments be placed on the north side of the buildings.
There are thirty-seven homes in Tuscany Cove which are directly to the south of the planned project. The recent
drawings we saw showed a parking lot directly behind our property. There will be a lot of cars in the lot because of the
size of the buildings. For ground noise it would be much more reasonable to have the parking on the north side of the
apartment buildings. My wife and I moved to Tuscany Cove to enjoy serenity and have a home to live in for the
remainder of our lives. Please help us to be happy citizens of Collier County.

Recently,via petition,the residents and property owners of Tuscany Cove have brought to your attention the
many concerns that our community has with the proposed PUD rezone application for commercial and residential
development of the 54-56 acres located at the South East corner of Collier Blvd & Immokalee Road,the site where
Pelican Nursery had been for many years.
Thank you in advance for your time and serious deliberation on this matter.
1. PLEASE SAY"NO"to HIGH DENSITY, MULTI-STORY DEVELOPMENT
The COMMISSIONERS SHOULD HOLD ANY CURRENTLY PLANNED and FUTURE PROPOSED PROJECT at the corner of
Immokalee Rd. and Collier Blvd to the CORRECT LIMITS, PROPER ZONING RESTRICTIONS, and UTMOST SAFETY
CONCERNS.
The proposed 400 multi-family residential units, a possible 100-150 room hotel, medical offices, restaurants, any other
commercial entities would overwhelm and NEGATIVELY IMPACT our already heavily saturated &trafficked area.
PLEASE:Do not proceed—without the FULL CONSIDERATION of 1)the impact of the heavily increased traffic,or 2)
enough improvement to the surrounding infrastructure to accommodate such growth,or 3)the detrimental effect on
our quality of life.
Developing and expanding the density of structures on the SE corner of Immokalee Rd. and Collier Blvd.would
compound the already serious traffic problem.This is UNSAFE and unacceptable to us as citizens who moved this far
out east to be away from the gridlock of Tamiami Trail, and the skyscrapers and multi-story/multi-unit developments
closer to the Gulf. When daily life becomes a hardship of this degree,the result is that the very people (and resulting$
dollars)that Collier County government has already attracted here may very well choose another, more desirable, safer
area to live and work. BAD WORD OF MOUTH is not something we can afford. The resultant loss of LIFE, time,
reputation, and money is not worth it, is it?
2. PLEASE REVIEW/IMPROVE TRAFFIC FLOW and SAFETY at U-turns, especially at ENTRANCE OF TUSCANY
COVE and at the major intersection of Immokalee Rd. and Collier Blvd.
The recent change in allowing U-TURNS at the ENTRANCE OF TUSCANY COVE TO HEAD NORTH MAKES EXITING AND
ENTERING OUR COMMUNITY EXTREMELY DANGEROUS. The traffic heading north on Collier Blvd is OFTEN BACKED UP
from Immokalee Road to our entrance and exit,which creates severe bottlenecks,gridlock, and increasing accidents.
The reports of at least 202 ACCIDENTS —some fatal — over the last two years,at the Intersection of Collier Blvd and
Immokalee Road (and the most recent tragic fatal accident of a young mother and small child), are most DISTURBING.
Even in the"off" season,there have been daily serious bottlenecks as well as frequent accidents/incidents. This results
in very congested and dangerous intersections, including at the ingress/egress to our small community.
One of the main reasons we purchased in Tuscany Cove was because our community was NOT built on a corner
intersection;yet, because of re-routing and dangerous U-turns,we have experienced increased vehicular traffic from
the many commercial businesses and the major intersection of Immokalee Rd. and Collier Blvd., as if we were a major
intersection.This is NOT SAFE URBAN PLANNING. With the very busy Emergency Room at the NE corner,a life-death
hazardous situation can occur,when ambulances and other emergency vehicles (and residents/visitors in their own
vehicles who are trying to get to the hospital) have increasing difficulty getting through the gridlock!
Please do not allow this slippery slope of quick-income, detrimental urban planning that is NOT IN THE BEST INTEREST
of our citizens,tourists,and upscale businesses who have already invested in our community.This is unbecoming to
our treasured "lifestyle"that brought us here in the first place. Word of mouth travels fast, and as many of us are not
originally from "around here", it is imperative that those in power in government understand the needs of our existing
citizens and protect the positive reputation of Naples.
For the sake of our local community's safety and security— as well as the future positive"lifestyle"image (and
bottom line preservation)of Naples,Collier County, PLEASE REJECT granting variances on increased density and
building height above two stories and for ANY proposed structures abutting our development.

As someone who has lived and worked in business in North Naples, Collier County throughout the 1990s and again since

seemed to pride itself for decades on attracting upscale developments and businesses, taking into consideration zoning
sensitivities and environmental concerns as well as financial gain)would increasingly consider real estate development
plans to degrade our beautiful area into a "Miami-type"high-density SPRAWL.Wise regulation and reasonably-paced
community growth will result in attracting discerning tourists,snowbirds,and full-time residents who will enjoy the
higher property values(converts to higher taxes and revenues for the county) of the well-planned, upscale
communities with amenities — including a decent percentage of required adjacent open space with lower building
density and single-story height ordinances.This translates into long-term, positive,financial investment in our local
economy.When did these sound values change? Make NOTE,the voting citizens of Naples do not want to be Miami!

home developments,Bent Creek,Richmond Park and La Morada,next to and just east of the property of concern. In
addition,the newly constructed Addison Place apartments are just to the north and west side of the corner of Immokalee
and Collier. An additional 400-unit development will add too much congestion to the area.
Furthermore,no wall structure is planned to separate the properties(Tuscany Cove is directly behind this proposed
development). We will have to see and hear not only the construction take place but the after effects of several 65-foot
structures, a hotel and commercial businesses behind our homes. If this proposed development is approved,we would like

water retention since there is a canal adjacent to the property along Collier Blvd.However, as this may not be a money
maker for the current owners, they should at least be made to decrease their density,lower the height of the proposed
buildings and create more green space for the good of the residents.

I currently live in Tuscany Cove which is a community of approximately 300 single family, one story
homes and villas located near the corner of Collier Blvd and Immokalee Road. When we purchased our
property in 2011, we were concerned about future development on adjacent parcels of land. We were
advised that the "Pelican Nursery had been there forever and not to worry about it". As you are aware,
Pelican Nursery sold to Barron Collier Company and now zoning concessions are being sought to add
another high density development to this property.
Since we purchased in 2011, new home developments of Bent Creek, Richmond Park and La Morada
have been added next to and just east of the Pelican site. On the Northeast corner of Immokalee and
Collier there has been an Emergency Room added along with countless commercial restaurants and
businesses. In addition, newly constructed Addison Place apartments are just to the north and west side
of the corner of Immokalee and Collier and we are told an Aldi's is going to be added to this
corner. Apparently, Collier is going to be extended to Bonita Beach Road as well. All this new
construction is in addition to the large Pebblebrooke Plaza which was already there and creates a lot of
traffic.
All this development has already made this corner one of the most dangerous corners in
Naples. There was a horrific accident this past Sunday involving 4 vehicles and causing 2 deaths. There
was another accident in August resulting in loss of life. This corner is just too congested now. Adding
multifamily high rise apartments, a hotel and commercial development will just add to this unsafe
situation. The County removed the "No U-turn" sign in front of our community which has made it unsafe
for those exiting Tuscany Cove.
Zoning rules are there for a reason. They should not be waived unless there is an overwhelming reason
to do so. I realize that the Barron Collier Company has a significant investment in this parcel but they
purchased it knowing the then current zoning regulations. Barron Collier was known for his contributions
to Naples. Perhaps the development of this land could be done to add something to our area such as a
park. If the development is approved, all current zoning should be followed. In addition, particular
attention should be paid to the traffic safety impact. In addition, some concessions should be made to
mitigate the impact of construction on Tuscany Cove residents.

HOA's to keep a "small town feel". We do not want our community to look like what
has happened to the east coast of Florida. Unfortunately, Naples is headed toward
over development.
We would like to suggest a park such as Freedom Park on Golden Gate Parkway.
Having green space in this environment would be desirable. Trails for walking and
biking could be established. Picnic and a play ground would be beneficial to families
in this area of Collier County. A pond could be established for water retention since
there is a canal adjacent to the property along Collier Blvd. However, this would not
be a money maker for the current owners, so at least decrease their density and have
them add more green space.

developer would like to construct sixty-five foot tall apartment buildings for up to
four hundred multi-family units. This would mean four stories and we believe this
is not allowed by current zoning. If allowed that would be high rise apartments
right next to the existing one story homes at Tuscany Cove. Those present, at both
meetings, were very concerned about the proposed development. The traffic at this
corner is already a concern. Tuscany Cove is directly behind this proposed development.
No wall structure is planned to separate the properties. We will have to see and hear
not only the construction take place but the after effects of several sixty-five foot
structures, a hotel and commercial businesses behind our homes. If this proposed
development is approved, we would like a high wall and vegetation on the property
