The HOA is prepared to purchase the aforementioned property from Collier County at fair market value, and re-establish it as a residential -zoned property rather than the current inappropriate zoning "Use code 86 Counties including non - municipal gov." In addition, the HOA requests that the other 3 vacant properties remain as residential home sites with no County lift station or other county utility or infrastructure allowed in perpetuity. At the meeting with Collier Wastewater Management on November 13th, 2018, we were told that the utility would "retain the [residential] property] in inventory" and "re-evaluate the situation in 5 years." It is entirely unacceptable for the county to retain ownership of this property, acquired surreptitiously without the collaboration or knowledge of any of the community members or county commissioners. It would be a negative and dangerous precedent to put a sewage lift station as large as a home on a property so close to homes, now or at any time in the future. Our community has shouldered more than our share of the burden of Collier County growth. REASONS FOR THIS ACTION 1. There are 204 residences within 130 yards of this property. 2. A major lift station is located approximately one mile from the above property and emits odors decreasing property values and affecting our quality of life. 3. The residents living on and around the St. Andrews Blvd. corridor intend to have a developer build a residence on the property, bringing more tax revenue to the county, since the property is located in the middle of a subdivision and improving our quality of life. 4. The residents in these Lely subdivisions have experienced a tremendous uptick in traffic since the Santa Barbara extension was completed, devaluing our properties. This has resulted in pedestrian fatalities and a degradation of our quality of life. 5. There are out parcels within I/2 mile of this property better suited and more appropriate for a major lift station with a footprint from 1200 — 2700 square feet (measurement taken from official renderings). It is the right thing to do. This project has been shrouded in secrecy and deception. Collier County residents in this middle-class neighborhood deserve to have the peace of mind that their quality of life and investment in their homes will not degrade further from a catastrophic lift station. We also request official documentation that no residential lot in our subdivision is purchased in the future for the purposes of a lift station or any other utility that would devastate our property values. The acquisition of the property and the proposed use by wastewater management is in direct opposition to the core values listed on the Collier County government website.
