01/22/2019 EXECUTIVE SUMMARY Recommendation that the Board of County Commissioners, acting as the Community Redevelopment Agency Board (CRAB), approves an Amendment to the Lease for Bayshore Gateway Triangle CRA future office located at 2348 Pineland Drive with Chrishella III, LLC and authorize the Chairman to sign. OBJECTIVE: To amend the lease to reflect the final built out plans to provide long-term office space for the Bayshore Gateway Triangle CRA that will accommodate staffing and provide sufficient space for community meetings. CONSIDERATIONS: On September 11, the CRA approved the relocation of the Bayshore Gateway Triangle CRA office to 2348 Pineland Avenue and approved a new long-term (5 year) office lease agreement with Chrishelle III. Staff has worked with the owner’s representative to finalize the layout of the office space to accommodate the CRA needs. During the design review of the final layout, changes to the floor plan were needed. At the December 4, 2018 meeting, the CRA Advisory Board revi ewed the revised Floor Plan and voted 8-0 to recommend approval of the modified office layout and to continue to facilitate the relocation to the Pineland location. The proposed lease amendment corrects the total square footage from 3,300 to 3,427; adjusts the improvements to be completed by the owner; extends the right to terminate the lease from January 31, 2019 to February 15, 2019 if the Certificate of Occupancy is not received; and replaces Exhibit B -Floor and Life Safety Plan. The CRA approved a lease modification on October 9, 2018 for its present office space at 3750 Bayshore Drive to assure that the existing office space would be available until the new office space is available or until April 30, 2019. LEGAL CONSIDERATIONS: This item is approved for form and legality and requires a majority vote for Board approval. - JAB FISCAL IMPACT: No additional impact due to the amendment. The FY19 Bayshore Gateway Triangle CRA Fund (187) budget provides sufficient funding to support the approved leases. GROWTH MANAGEMENT IMPACT: The lease allows the CRA staff to continue its’ programs and projects within the budgetary and policy guidance and directives of the CRA Board.
