Grantor and Grantee are used for singular or plural, as the context requires. The easement granted herein shall constitute easements running with the land and shall burden the lands described above. GRANTEE agrees for itself, its successors and assigns, that it will be responsible for the cost of any and all repairs, replacement or restoration of landscaping including sodding, that has been or will be located on the land described in Exhibit "A" attached hereto, removed or destroyed by Grantee's activities except any and all repair and replacement caused or required by Grantor's activities which shall be the responsibility of the Grantor.
