MottManager Real Property Division of Facilities Management, PUDDecember 11, 2018Agenda Item 11A Collier County | Florida INTRODUCTION Avatar Properties Inc.,f/k/a GAC Properties,Inc.,a Florida corporation conveyed 1,061.5 acres of land in the subdivision known as Golden Gate Estates to Collier County pursuant to the terms of the 1983 Agreement. The lands deeded to the County pursuant to the 1983 Agreement are required to be used solely to provide governmental facilities for existing and future residents of Collier County.All capital improvements are to be physically located within the geographical boundary of Golden Gate Estates.Any proceeds from the land sales shall be utilized to facilitate capital improvements and operational equipment for fire,police,recreational,libraries and police protection. The remaining acres were intended to be utilized byRoad&Bridge and Fleet Management to construct andoperateamaintenanceandrepairfacility. March 2006 a site development plan was created for theSchoolDistrictandCountyTransportationasshownonfollowingslide,Exhibit C. At that time,one of the challenges was access ontoImmokaleeRoadattheexistingtrafficsignal. Exhibit C 2006 Site Plan Considerations, cont. May 2007,the land swap became inactive due to therecession,Parks &Recreation’s inability to obtain suitableaccessfromOilWellRoad,and water and sewer servicesnotbeingimmediatelyavailableattheCountyparcel. The County and the School District are interested inrevitalizingthelandswapthatwouldprovidetheDistrictwithacreageforaSchoolBusGarageandrelatedfacilities(Exhibit A shown above).In exchange,the District wouldprovidetheCountywithacreagetoincreasepickleballparkingattheEastNaplesCommunityPark(Exhibit D)aswellasacreageatPalmettoRidgeHighSchool(Exhibit E).
