This is also in addition to the commercial development taking palace in the immediate area by GL Homes. GL Homes took a different approach and met with its potential new neighbors, were sensitive to neighbors needs and concerns and the long term effects that would result to the developed area. GL Homes made sure all issues were considered and agreed upon as opposed to the Cleary PUD approach, maximizing profit dollars on a development without respect to the environmental, safety, zoning, consideration of existing neighbors and the consistency of what is and will be built in the future to maintain a safe consistent community landscape. I'm not convinced the Cleary PUD development proposal is in the immediate communities or Collier County's best interest if it is to proceed with as planned and would like to share my concerns along with three other individuals who have also done extensive research on the proposal with you if possible. Please let me know what your schedule permits,I'll try calling you this afternoon if I don"t hear back from the email. I look forward to hearing from you. I explained we were asking for one additional directory sign for the next phase of the commercial shopping center located onus 41 and Thomason. I had met with Dianne C. and she indicated that we did need to either request a variance or a PDI as the code limits us to 1 directory on each public street. The Code reads as follows: Directory Signs.Multiple-occupancy parcels or multiple parcels developed under a unified development plan, with a minimum of 8 independent units, and containing 20,000 square feet or more of leasable floor area shall be permitted 1 directory sign at one entrance on each public street. a. The maximum height for directory signs is limited to 20 feet. Height shall be measured from the lowest centerline grade of the nearest public or private right-of-way or easement to the uppermost portion of the sign structure. b. Directory signs shall not be closer than 10 feet from the property line, unless otherwise noted below or as provided for in section 9.03.07. c. Maximum allowable sign area : 200 square feet for directory signs . d. A minimum 100 square foot landscaping area shall be provided around the base of any directory sign . 2 The definition of street is as follows: Street: A public or approved private thoroughfare, including the right-of-way, which affords the principal means of access to abutting property. The term street includes lanes, ways, places, drives, boulevards, roads, avenues, or other means of access, regardless of the descriptive term used. In reviewing the plat(attached), all access easements are dedicate to Collier County, therefore Tract 0 (which is where the sign will be located, is by definition a public street(as although privately owned, it is encumbered by an easement that dedicated to Collier County for access (without responsibility for maintenance). 2. DEDICATE TO COWER COUNTY: A) ALL DPAINAGE EASEMENTS (©.E.) WITHOUT RESPONSIBIUTY FOR MAINTENANCE. i) ALL ACCESS EASEMENTS (A.E.) WITHOUT RESPONSIBILITY FOR MAINTENANCE. Based upon the above, it appears that we do not need to proceed with the PDI and should be able to proceed with permitted for the Directory Sign. Mark concurs with this position and suggested that I discuss with you prior to moving forward any further with the PDI, as it appears to be unnecessary. I have attached several documents for your consideration.
